Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

1. The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Update 2006 code references on the plans at C1 general note #9.

SITE PLAN:

1. Indicate the location of utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1.

STRUCTURAL PLANS:

1. The Cover sheet shows a new Shop Covered Porch; provide construction plans and details, R301.1.

SECTIONS - DETAILS:

1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
2. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.

PLUMBING PLANS:

1. Provide a complete gas line plan or diagram with pipe sizes for the connected demand. Include the BTU demand and length of line to each gas appliance sharing a supply line, size and length of each branch, and the total demand and total developed length from the meter to the most remote appliance on the system, Table G2413.4(1). Existing gas pipes may require upgrading with this system alteration.

MECHANICAL PLANS:

1. Provide Manual J calculations, for the new heat pump identified at A1 demo keynote #8, in accordance with M1401.3, M1601.1. Systems shall be sized in accordance building loads calculated in accordance with Manual J.
2. The mechanical system calculations may be provided by deferred submittal. The deferred calculations must be approved through revision process prior to mechanical inspections.
3. Show dryer vent size and location for venting to exterior, M1501.
4. Show bathroom exhaust fan location for venting the existing bathroom, R303.3 and M1507.3. The room does not have an exterior window.

ELECTRICAL PLANS:

1. Smoke alarms are required outside each separate sleeping area, R313.2.
2. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
3. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, E3702.2.
4. Show the location of the sub panel on the Electrical Plan, E3601.6.2 & E3705.8. Panel 'B' is identified as a new 60A panel at the Calculation footnote.
5. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3703.5.
6. Show receptacle outlets at each kitchen counter space wider than 12" with no point along the wall line more than 24" from a receptacle outlet, E3901.4.1. Add a countertop receptacle over the dishwasher.
7. Show receptacle outlets at new master bedroom wall spaces with no wall point (exclude door openings) more than 6' from a receptacle outlet, E3901.2.
8. Peninsular counter tops require at least one receptacle outlet within 12" below the countertop surface (counter end location), E3901.4.2 and E3901.4.3.
