Helen Place Permit existing carport & porch TRANSMITTAL: August 16, 2013 COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A). Based on a wall height of less than 9'-0" for both the carport and porch the required perimeter yard setback to the west property line is 6'-0", minimum proposed perimeter yard setback is 2'-6". The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a). Based on a wall height of less than 9'-0" the minimum front street perimeter yard setback is 20'-0", proposed front street perimeter yard setback is 11'-3" based on a 2'-6" roof overhang. The DDO process may only be used to reduce the driveway length to a carport, and not to a garage (UDC Section 6.4.5.C.2.b.1.c). The minimum driveway length to the edge of a sidewalk for a carport is nineteen (19) feet (UDC Section 6.4.5.C.2.b.1). The minimum driveway length for a carport is eighteen feet to the property line (UDC Section 6.4.5.C.2.b.1.a & b). Proposed driveway length to the sidewalk is 11'-9" and proposed driveway length to the property line is 11'-3". |
