This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A). The height for the proposed detached sleeping quarters is ten (10) feet. The required setback is six (6) feet, eight (8) inches to the north and east property lines. Provide a schematic floor plan, depicting all rooms with doors and windows, with the plot plan. Provide to correct dimensions for the parcel (see the Assessor's map provided) and provide the curb location and street center line (also provided) on the plan. This helps in properly locating the front property line. See the plot plan instructions. |

This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show current code references on the plans. Update the Footing Note and ABWP note, sheet #2 and the Electrical notes on sheet #4. FOUNDATION PLANS: 1. The PAHD series holdown referenced on sheet #2 and 3 has been discontinued. Revise the Braced Wall Panel notation with an Alternate Braced Wall Panel device that provides the required uplift capacity, Table R602.10.6.1. STRUCTURAL PLANS: 1. Provide a header schedule or notation with sizes supporting new roof consistent with Table 502.5(1) & (2). SECTIONS - DETAILS: 1. Clarify the overtyped notation at the porch beam on sheet #3, R106.1.1. 2. Notate and size all roofing drains and scuppers for flat roofed areas, R903.4. A 4" minimum width is required for the area served at a 3 in/hr rainfall rate, Table 11-1, IPC 1107.3. PLUMBING PLANS: 1. Show an individual accessible water supply shut off for each building, P2903.9.1. 2. Clarify the pipe diameter at the point of connection of the new cold water line to existing service pipes. Existing water pipes may require replacement with larger sizes for controlling excessive water flow rates, P2903.7. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units. ELECTRICAL PLANS: 1. Show the location of a smoke alarm, R313. 2. Show Bathroom receptacles on a separate 20 AMP circuit (#31), E3703.4. 3. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5. OUTDOOR LIGHTING CODE 1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Show a means of achieving the prescriptive values at each assembly, or show overall compliance if using less than prescribed component values by providing a RES check calculation.
