PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL NOTES:

" Show Single Family Residence on the plans rather than Duplex. A separate permit will be issued for each building. The single review may be performed for a Model Plan, or individual reviews can be requested for each building.
" Limit all code references to those recognized by the City of Tucson. Update the code references shown on sheet A-3b.
" Clarify the sheet reference number for E-3.
" All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089. Include two clothes washer standpipes at an exterior wall, one with an above grade stub-out, and one to the building drain; also gray drain line discharge of all second story bathing fixtures to the building exterior for future gravity distribution.

FLOOR PLANS:

1. Show a maximum ½" floor elevation change at a notated accessible route entrance on the floor plan, R106.1.1.
2. Show bathroom window sizes on the Floor Plan, R106.1.1.
3. Clarify the floor plan title on sheet A-1b to show Upper Level, R106.1.1.

PLUMBING PLANS:

1. Provide gray drain line discharge of all second story bathing fixtures to the building exterior for gravity distribution, City of Tucson Ordinance #11089 Revised. Show an approved means of connecting the discharge to either the building drain or direct distribution to grade.

ELECTRICAL PLANS:

1. Protect all 15A & 20A proposed outlets (except bathrooms and kitchen) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. Update note #29 sheet E-3.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Show energy values on the plans (A-1a) consistent with values entered on RES check calculations, N1105.6.
2. Update ceiling insulation values shown on sheet D-2 for code and calculation compliance, N1102.1.
