The purpose of this review is to verify compliance to the 2012 International Residential Code with local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. INCLUSIVE HOME DESIGN: 1. Correct reference to 'unincorporated' pima county. The City of Tucson is an incorporated township. 2. Specify all switches, receptacles, and controls within 15 to 48 inches of the floor (To include thermostat controls), 1003.9. STRUCTURAL / FRAMING PLAN: 3. Verify braced wall panel lengths on living room wall with front door. Minimum 48" standard panels are required or minimum 2'8" alternate panels with holdowns. 4. Specify roof framing support over southeast hallway. 5. Specify header size over doorway between house and garage. 6. Specify header size over front door. SECTIONS - DETAILS: 7. Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d. 8. Provide uplift resistance for roof framing on section detail 'M' such as Simpson H2.5 hardware, R802.11.1. 9. Clarify support of roof truss on section detail 'M'. 10. Specify ledger connection to wall on section detail 'W'. 11. Allow for truss deflection at non-bearing wall details such as Simpson HTC hardware. PLUMBING PLAN: 12. The Tucson Water policy adopted 7/13/12 limits the maximum demand for a 5/8" water meter to 15 GPM. Specify a minimum ¾" water meter for the proposed demand. Reference Tables P2903.6 and P2903.6 (1), IRC 2012. MECHANICAL PLAN: 13. Provide Manual J/S/D calculations for the forced air unit in accordance with M1401.3, M1601.1. ELECTRICAL PLAN: 14. All outlets specified in section E3902.12 shall be protected with combination-type arc-fault breakers (including lighting outlets). OUTDOOR LIGHTING CODE 15. Clarify lot size on outdoor lighting calculation (0.18 or 0.08 acre?) 16. The proposed unshielded lumens may not exceed the maximum allowable unshielded lumens. 17. Identify which outdoor light fixtures on the electrical layout are type 'A' or 'B' 18. Eight fixtures are identified on the outdoor lighting calculation and only four are shown on the electrical layout, clarify. 19. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).
