07/08/2013 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Denied | 1. Demonstrate energy code compliance for the building envelope using calculations based on the current code, the 2012 IECC. Provide sufficient detail on the drawings to evaluate the energy compliance of the building envelope. The information shall, as a minimum, include U-factors of the envelope systems and fenestration components, along with the R-values of the insulation and the SHGC for the fenestration. Coordinate the components used in the calculations with the components shown on the drawing (e.g. the continuous roof insulation is noted as having a R-value of 9.4 on the calculations but only 7.1 on sheet A2). Reference: Sections C101.3, C101.5, C103.2, and C401.2, International Energy Conservation Code 2012. 2. Revise the energy code compliance for the building mechanical system using calculations based on the current code. Verify that the equipment selected is capable of meeting the energy code requirements (e.g. the ductless A/C unit is not only incapable of economizer operation, but it is exempt from the requirement to have the capability of economizer operation). Complete the Mechanical Compliance Certificate by checking the appropriate line items in Section 4, the Requirements Checklist for the mechanical equipment. |
07/08/2013 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Denied | 1. Provide sufficient information to show how the new plumbing fixtures are to be connected to the existing plumbing systems and show that the installation of the new plumbing fixtures will not cause the existing water supply and sanitary waste systems to become overloaded. Reference: Section 107.2.1, IBC 2012. 2. Verify that the proposed steam table does not require the installation of an indirect waste receptor. Reference: Section 802.1, IPC 2012. 3. Provide fixture descriptions and material standards for all plumbing fixtures. Reference: Section 402, IPC 2012 and Section 107.2.1, IBC 2012. 4. Verify the nature of the proposed water heater and provide the manufacturer's listing and installation data. |
07/08/2013 | ROBERT SHERRY | WATER | REVIEW | Denied | 1. The reference site plan indicates that a 1" water meter serves the entire school (with the exception of building 3 which is shown as having no water service and no sewer connection). Provide water demand calculations to show that the water meter is capable of handling the proposed additional load. 2. Verify the existence of a reduced pressure backflow prevention assembly at the water meter. |

07/16/2013 | ERIC NEWCOMB | BUILDING-COMMERCIAL | REVIEW | Denied | 1. SHEET A1; PROJECT DATA: PROVIDE THE ALLOWABLE OCCUPANCY LOAD FOR THE NEW BUILDING. AN ACTUAL ESTIMATE HAS BEEN PROVIDED, BUT AN ALLOWABLE LOAD IS REQUIRED ON THE DRAWINGS FOR A CERTIFICATE OF OCCUPANCY. 2. SHEET A1; BUILDING DATA: IT IS INDICATED THAT THE NEW BUILDING (240 SF) IS A ONE HOUR RATED FIRE ASSEMBLY. THE METAL STUD WEST WALL WITH ONE LAYER OF TYPE X GYPSUM BOARD IS NOT A ONE HOUR WALL. IT DOES APPEAR THE NEW BUILDING AND EXISTING BUILDING ARE NON-SEPARATED USES, AND SINCE THEY FALL UNDER THE ALLOWABLE BUILDING SF FOR EDUCATIONAL USE (19,000 SF SPRINKLERED PER TABLE 503 OF THE IBC), THEY DO NOT REQUIRE SEPARATION. REVISE THE BUILDING DATA NOTE ON SHEET A1 TO ADDRESS THIS, OR MAKE THE STUD WALL A ONE HOUR RATED WALL. 3. SHEET A1; BUILDING DATA: WHITE-OUT CAN NOT BE USED ON A SUBMITTAL DRAWING. REVISE. 4. SHEET A1; BUILDING DATA: A NOTE INDICATES A BUILDING TYPE E. REVISE THAT NOTE FROM 'BUILDING TYPE' TO 'OCCUPANCY CLASSIFICATION'. 5. SHEET A2; FLOOR PLAN: A NOTE AT THE NEW DOOR INDICATES 'EXITING CODE REQUIREMENTS SHALL BE APPLIED'. REVISE THIS NOTE TO INCLUDE THE EXITING CODE REQUIREMENTS. IT IS UP TO THE DESIGN PROFESSIONAL TO INDICATE ALL REQUIREMENTS ON THE DRAWINGS. 6. SHEET A2; ROOF PLAN, ROOF FRAMING PLAN, AND FOUNDATION PLAN: PROVIDE A NORTH ARROW ON EACH PLAN. 7. SHEET A2; ROOF PLAN: A NOTE INDICATES THE ROOF DECK IS CONNECTED AT 12" O.C. AT THE PERIMETER WITH HILTI PINS. PROVIDE THE SPACING OF THE CONNECTIONS AT INTERMEDIATE SUPPORTS. 8. SHEET A2; ROOF FRAMING PLAN: A NOTE ON THE EAST SIDE OF THE PLAN INDICATES THE RAFTERS ARE 2"X6"X25' L (TYP. @7). REVISE THE NOTE TO INDICATE 2"X6"X1/8" STEEL TUBES. ALSO ADD THIS TO THE EXISTING NOTE ON THE WEST SIDE OF THE PLAN. 9. SHEET A2; ROOF FRAMING PLAN: A NOTE ON THE SOUTHEAST CORNER OF THE PLAN INDICATES A 2 1/2" STEEL TUBE FRAME. REVISE THE NOTE TO INDICATE A 2 1/2" X 2 1/2" X 1/4" STEEL TUBE FRAME. 10. SHEET A3; DETAIL 3: DOES THE 10" SQUARE BASE PLATE AT THE 6X6 COLUMN HAVE ADEQUATE CLEARANCE FOR THE 4 ANCHOR BOLTS? PROVIDE A BASE PLATE DETAIL. 11. SHEET SP; STRUCTURAL CALCULATIONS (SHEET 1): THE DESIGN CRITERIA INDICATES LOADS FOR BALCONY AND FLOOR FRAMING. REMOVE THESE NOTES. 12. SHEET SP; STRUCTURAL CALCULATIONS (SHEET 1): UNDER 'MATERIALS', GLU-LAM BEAMS, LUMBER, STUDS (WOOD), AND TRUSSES ARE LISTED. REMOVE THESE MATERIALS. 13. SHEET SP; STRUCTURAL CALCULATIONS: PROVIDE MATERIAL PROPERTIES FOR STRUCTURAL STEEL, MASONRY, AND METAL STUDS ON THE DRAWINGS. PROVIDE AN ASSUMED SOIL BEARING VALUE PER THE IBC ON THE DRAWINGS. 14. SHEET SP: THIS SHEET DOES NOT NEED TO BE INCLUDED IN THE SET OF DRAWINGS SINCE IT IS A COPY OF THE STRUCTURAL CALCULATIONS. REMOVE, BUT ADD THE MATERIALS LIST ON ANOTHER SHEET. 15. STRUCTURAL CALCULATIONS; SHEET 6: PROVIDE STRUCTURAL CALCULATIONS FOR THE DEFLECTION OF THE CANTILEVERED FRAMES. 16. GENERAL: BY COMBINING ARCHITECTURAL AND STRUCTURAL PLANS, SECTIONS, AND DETAILS, IT IS HARD TO FOLLOW THE PROJECT CONSTRUCTION REQUIREMENTS. REVISE THE ARCHITECTURAL WALL SECTIONS NUMBERING SYSTEM ON SHEET A3 SO THAT IT DOES NOT DUPLICATE THE STRUCTURAL DETAILS NUMBERING (IF THERE ARE WALL SECTIONS 1, 2, AND 3, DO NOT USE 1, 2, OR 3 FOR STRUCTURAL DETAILS. 17. GENERAL: PROVIDE WRITTEN RESPONSES TO ALL REVIEW COMMENTS. |
