This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show the current code reference on the plans. PLUMBING PLANS: 1. Show hot water pipe with minimum R-3 insulation, N1103.4.2. 2. Tucson Water Department limits 5/8" water meters to a maximum of 11 IRC fixture units or 15 gallons per minute. Specify a ¾" water meter upgrade at the Plumbing Plan water line notation. 3. Clarify the gas pipe diagram mislabeled as Mechanical Plan, sheet #4. 4. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). The existing gas line requires upgrading with this system alteration. Show a 1-1/2" pipe from the meter to the first branch tee and a 1-1/4" pipe for the 45' length running to the second tee. MECHANICAL PLANS: 1. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1. All other ducts require R-6 insulation. Clarify note #4. ELECTRICAL PLANS: 1. Clarify the electrical riser diagram, E3403. Show the proposed sub panel and underground feeder conductors. 2. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, E3702.2. 3. Provide a minimum service conductor of 100 AMP for the dwelling and conductors with minimum rating of #4 copper 75 degree C, E3702.1 & E3703.1. Upgrade the 60A panel. 4. Designate the correct circuit number at the location of each receptacle, E3703.5. The kitchen countertop receptacle outlets may not serve other locations, E3703.2 and E4001.3.1. Change kitchen circuit #1 to #3. 5. Show two or more 2O AMP small appliance circuits at the kitchen countertop, laundry and bathroom receptacle outlets, E3703.2 and E4001.3.1 through E4001.4.5. Change the amperage of circuits #2, 3, 5, 7 & 14. 6. Provide an exterior outlet at grade level located at both the front and back of the dwelling, E3901.7. These outlets require GFCI protection, E3902.3. 7. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3901.12. 8. Show all receptacle outlets located outdoors, at bathrooms, kitchen countertops, garage/workshop with ground fault circuit interrupting protection, E3902. 9. Protect all 15A & 20A proposed outlets (except bathrooms and kitchen) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Update the maximum "U" factors of the windows and doors on the plans, sheet #2, N1102.1.
