This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FOUNDATION PLANS: 1. Provide a landing or show as existing at all exterior doors. A landing must be at least as wide as the door it serves and 36" in the direction of travel, R311.4.3. 2. Show compliance with termite treatment, R320. FLOOR PLANS: 1. Individual dwelling units in duplexes must be separated by a fire rated wall from floor to bottom of roof sheathing without opening other than limited utility penetrations, R302.4. Remove the door opening in the wall separating the units. SECTIONS - DETAILS: 1. Provide the specifications for P2 on S-1. 2. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground, R317.1 item 5. Clarify Detail #1/D-1. PLUMBING PLANS: 1. Show a plumbing code recognized by the City of Tucson, 2012 IRC. Update UPC notation to IRC at note # 5, 17, 21, 22, 26, 28 & 29. 2. Provide a revised fixture unit schedule including an entry for hose bibbs, Table P2903.6. MECHANICAL PLANS: 1. Provide Manual J/S/D calculations in accordance with M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. ELECTRICAL PLANS: 1. Provide an exterior outlet at grade level located at the front of the dwelling, E3801.7. 2. Protect all 15A & 20A proposed outlets (except bathrooms and kitchen) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. 3. Show or notate a disconnect means or a locking breaker for the water heater, E4001.5. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Show overall compliance if using less than prescribed component values by providing a RES check calculation.
