COMMENTS: The following comments have been Made for the following Project,


1) This review is for a Residential site in the R-1 Zone (UDC 6.3.2.A) in a developed area. The Side Street yard Building setback requirement is 10, the front Street Building setback requirement is the greatest of 20 feet or 1.5 times the height of the building walls.

2) The plans depict a new attached carport/front porch in the front perimeter yard and proposed at five feet from the front street property line, with a 1 foot overhang. A DDO is required for the building setback along the front street property line. The wall height is proposed at 7'-11". The required building setback must be 20 feet the owner proposes 5'-0" from the property line to the columns and 4' to the overhang. The building setback along the north property line is proposed at 5'-1" to the columns and 4'-1" to the overhang. The minimum setback is the greatest of 6 feet or 2/3 the height of the walls. The wall height is 8 feet max for the new structures.

The owner proposes to place a detached storage shed along the side street perimeter yard. The required setback from the side street property line is 10 feet the owner proposes 3'-4" and 2'-4' to the overhang.
