This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show the code references on the plans. GENERAL NOTES: " Limit all code references to those recognized by the City of Tucson. Adopted 2012 codes are listed at the Planning & Development Services web site. Update the code references used for the design: " All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: ½"control conduit and two ¾" copper piping for water with rooftop termination; straight 3" capped sleeve; or an accessible attic (clear path 30" wide x 30" high) over the water heater. Show appropriate notation. " All SFR and Duplex plans submitted after July 1, 2009 require a solar photo-voltaic system, or future installation preparation City of Tucson Ordinance #10549 with the following provisions: 1. A 4 square feet area for (meter, disconnect & inverter) equipment adjacent to the electrical service panel or near the proposed collector panel space. 2. The best roof space available for accommodating PV solar collector panels with capacity for collector dead loading (typically 4 lbs/SF). 3. A minimum 3,800 volt-ampere PV electrical load entry on the Service Load Calculation (Show as a continuous load of 15.8 A). 4. An Electrical Panel Schedule with a 240 volt circuit breaker space labeled "reserved for Photo Voltaic". Show appropriate notation. " All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089. Include two clothes washer standpipes at an exterior wall, one with an above grade stub-out, and one to the building drain. " The Development Services phone number on sheet #M2 & G2 is for Pima County. FOUNDATION PLANS: 1. Show compliance with termite treatment, R320. 2. Notate the grade away from foundations with a minimum 6" fall within the first 10', R401.3. FLOOR PLANS: 1. Show a maximum ½" floor elevation change at a notated accessible route entrance on the floor plan, R106.1.1. 2. Show compliance with R303 providing appropriate window sizes and opening type. 3. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, 2012 Amendment. 4. Show the garage floor direction of slope, R309.3. 5. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1, or show passage between the proposed and existing accessible attic areas. STRUCTURAL PLANS: 1. Provide a complete roof framing plan. Show size, spacing and span of all framing members, trusses, joists, rafters, beams, glue-lams, headers, ledgers and blocking, R301.1. 2. Show beam sizes with appropriate load carrying capacity, R301.1. 3. Buildings with framed walls (support columns) exceeding prescriptive limits (12' in height) require a structural design by a registered engineer in the state of Arizona, R602.10; R301.1.3 & Arizona Statute 32-144.4. ELEVATIONS: 1. Clarify the scale of the elevations on sheet #M5, R301.1. SECTIONS - DETAILS: 1. Provide building sections for showing wall and column structural heights and detail references, R106.1.1. 2. Clarify the appropriate plan location with a reference for Detail #6/M6 & G6. 3. Show a minimum ½" diameter anchor bolt at interior braced wall sill plates, R602.10.8 & R403.1.6. Ram set pins are only appropriate for interior patrician walls. Remove the ramset notation at Detail #3/M6. 4. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. 5. Calculate and show the attic ventilation using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. Account for the existing attic space if removing or blocking existing vents. 6. Notate and specify a complete roofing system: Roof sheathing, size (1/2" OSB) and method of installation (moisture barrier, flashing, etc.), R905. PLUMBING PLANS: 1. Show a plumbing code recognized by the City of Tucson, 2012 IRC. Remove UPC 1994 references on sheet #M7 & G7. 2. Show water heater capacity for providing sufficient supply to all fixtures using hot water, P2801.1. 3. Show the platform mounted water heater with a listed pan and ¾" drain line to a waste receptor or to the building exterior 6" above grade, P2801.5. 4. Provide a water hammer arrester for quick-closing valves serving the clothes washer, P2903.5. 5. Provide a complete fixture unit schedule, P2903.6. Provide the water meter and supply pipe diameter in compliance with P2903.7. 6. Show an individual accessible water supply shut off for each dwelling unit, P2903.9.1. 7. Show a clean out at the kitchen sink area, State amendment. 8. Show a two-way cleanout at the building exterior, at 100' intervals and at change of direction exceeding 135 degrees, P3005.2. 9. Show a provision for a future solar water system, City of Tucson Ordinance #10549. 10. Show two clothes washer standpipes. Provide one discharge opening plumbed through an exterior wall with an above grade stub-out for gray water surface distribution. Provide a second discharge opening plumbed to the building black line in compliance with the City of Tucson Ordinance #11089. MECHANICAL PLANS: 1. Show a code recognized by the City of Tucson, 2012 IRC. Remove IRC 2003 references on sheet #M8 & G8. 2. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1. 3. Clarify the location of supply ducts (exposed, within chase or exterior), N1103.2.3. 4. Show location of access, catwalk and working platform for heating or air conditioning equipment located in the attic, M1305.1.3. The size and weight of attic or roof mounted equipment is required for the truss design, M1401. 5. Provide Manual J/S/D calculations in accordance with M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. 6. Show dryer vent size and location for venting to exterior, M1501. 7. Show bathroom exhaust fan locations for venting to exterior with minimum 50 CFM rating R303.3 and M1507.3. ELECTRICAL PLANS: 1. Show a code recognized by the City of Tucson, 2012 IRC. Remove IRC 2003 references on sheet #M9 & G9. Panel schedule 'A' footnote#2. 2. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315. 3. Add a double breaker space for future Photo Voltaic on the panel schedule, E3404.11 & E3706.2. 4. Show the location of a typical electrical panel on the Electrical Plan with 4 square feet of clear area for future Photo Voltaic equipment, E3601.6.2 & E3705.8. 5. Revise the electrical load calculation showing a minimum 3,800 volt-ampere or 16 A continuous load entry for future Photo Voltaic equipment, E3602.2. 6. Show an underground service entrance on the Riser Diagram, or show an overhead service on the Site Plan. 7. Clarify the electrical riser diagram, E3403. Protect all 15A & 20A proposed outlets (except bathrooms and kitchen) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. 12. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Show the "R" values of insulation and the maximum "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
