This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FLOOR PLANS: 1. Exterior walls with a fire separation distance less than 3-foot must have not less than one-hour fire-resistive construction. Show compliance with R302.1 (City of Tucson Amended) by providing a section detail of materials prescribed in IBC Table 720.1(2), Items 15-1.1 to 16-1.3. This applies to Demo Keynote #11, sheet A0.1 and Keynote #18, sheet A1.0. 2. Show one-hour fire-resistive construction compliance for the Master Closet window. Consider replacement with glass block. STRUCTURAL PLANS: 1. Show a beam size with appropriate load carrying capacity, R301.1. B1, B3 & B4 as shown on S2.0 are undersized; see Framing Calculations. 2. Notate the requirement for 40 live load and 36" guard rails on the structural framing plan at the Guest House for the engineered truss design, R301.1 & M1401. SECTIONS - DETAILS: 1. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. PLUMBING PLANS: 1. Show a plumbing code recognized by the City of Tucson, 2012 IRC. Update the three Notes shown on P1.0 and Note #1 on P2.0. 2. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). The 1" branch supplying F1 and WH1 is undersized. MECHANICAL PLANS: 1. Show a code recognized by the City of Tucson, 2012 IRC. Update the Mechanical Room louvered door notes shown on M1.0 and Note #1 on M2.0. ELECTRICAL PLANS: 1. Show all receptacle outlets within 6' of a sink with ground fault circuit interrupting protection, E3802. Include the laundry room sink area. 2. Show all readily accessible garage receptacle outlets with GFCI protection, E3802.2. OUTDOOR LIGHTING CODE 1. Provide spec sheets for all full cut-off fixtures showing the lamp type, placement and fixture wattage. (OLC 3.1.2). Lumen calculations are determined using the rated fixture wattage, not the installed lamp wattage. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Update the maximum "U" factors of the windows and doors on sheet A0.1 as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
