Coordinate the plumbing fixture specifications with the architect; some of the specifications on sheet A401 do not agree with the specifications on sheet P2 (and the 3.5 GPF flush valves on A401 violate Arizona State law). 2. Clarify the design for the mounting shelf for the water heater to show that the water heater will be safely supported from the building structure (e.g. what constitutes a "bracketed shelf", how the mounting shelf is connected to the wall, etc.). Reference: Section 301.2, IPC 2012. 3. The submitted water calculations show a total of 43 water fixture units which yields a demand of approximately 47 GPM. Revise the size of the existing 1" reduced pressure backflow preventer and the existing 1" pipe from the meter to the new 2" pipe being installed with the tenant improvement. Undersized pipe and valves can result in water velocities greater than that recommended by the manufacturer (e.g. limit the water velocity to less than 8 FPS for copper, PEX, or CPVC piping; manufacturer's typical maximum recommended flow rate for reduced pressure backflow preventers is 7.5 FPS). Reference: Section 303.2, IPC 2012. 4. The specified bottom-fed water heater requires a vacuum relief valve. Install the proposed vacuum relief valve per the manufacturer's listing information, i.e. with no valves located between the vacuum relief valve and the water heater. Reference: Sections 303.2 and 504.2, IPC 2012. |
