The purpose of this review is to verify compliance to the 2012 International Residential Code with local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. The City of Tucson has adopted the 2012 International family of codes. As of 1/01/2013 all code references should refer to the currently adopted code or appeal must be made to the Building Official for alternate code use. Correct references on sheets S1.0, P1.0, E1.0 2. Correct all cross section references on sheet A4.0. FOUNDATION PLAN: 3. Provide a note for termite treatment on sheet S1.0, R318. STRUCTURAL / FRAMING PLAN: 4. Clarify if attic ventilation will be installed. Notes indicate unvented attic design yet vent locations are called out on the roof plan. SECTIONS - DETAILS: 5. Provide one hour fire-rated wall design detail. PLUMBING PLAN: 6. Include fireplace on gas supply schedule or remove shut off valve and stub out. MECHANICAL PLAN: 7. Provide Manual J/S/D calculations for the forced air unit in accordance with M1401.3, M1601.1. 8. Specify kitchen exhaust fan capacity, R303.3, M1507. 9. Show exhaust fan in hall bathroom, R303.3, M1507. 10. Show location and use of air conditioner #1 referenced on electrical design. ELECTRICAL PLAN: 11. Provide a GFCI protected receptacle for each lavatory basin, E3703.4, E3901.6. 12. Provide carbon monoxide alarms per R315. Alarms must be installed in residences with attached garages and/or fuel-fired appliances when any work is performed that requires a permit. 13. Specify faceplate grounding per E4001.11.1. 14. Specify tamper resistant receptacles per E4002.14. 15. Lights installed over a shower or bathtub must be approved for use in wet area, E4003.9. 16. All outlets specified in section E3902.12 shall be protected with combination-type arc-fault breakers (not just bedroom outlets). 17. Provide a switched source of light in hallway directly outside master bedroom, E3903.3. 18. Show light switches for fans and lights located on back porch. 19. Show light switches for lighting located in kitchen and living room. 20. Indicate GFCI protection on receptacles intended for garage door openers, E3902.2 21. Define all electrical symbols. OUTDOOR LIGHTING CODE 22. Include motion lights referenced on panel schedule 'A' in outdoor lighting calculation, OLC 3.1.2. 23. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). INTERNATIONAL ENERGY CONSERVATION CODE: 24. Specify a "U" factor and solar heat gain coefficient of the windows and doors that meets or exceeds the requirements of N1102.1. The simplified prescribed energy value for climate zone 2B glazing is U=0.40 and skylights is U=0.65, the default SHGC is 0.25.
