This letter reflects comments to be addressed. The purpose of this review is to verify compliance to the 2012 International Residential Code with local amendments. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

FOUNDATION PLAN:
1. All exterior framed walls require continuous concrete footings min. 12"wide x 12" below grade with treated sill plates and anchor bolts per R403.1 & R403.1.6 (including carport and porch enclosures).

STRUCTURAL / FRAMING PLAN:
2. Specify bracing method on proposed carport to resist lateral movement.
3. Details indicate that a 4x4 beam is supporting the front trellis. This is insufficient for the proposed span between supporting elements.
4. Specify the size of the beam supporting the back porch roof.

MECHANICAL PLAN:
5. Provide Manual J/S/D calculations for the forced air unit in accordance with M1401.3, M1601.1.
6. Specify minimum exhaust fan ratings for bathrooms and kitchens (min 50 and 100 CFM rating respectively), R303.3, M1507.

ELECTRICAL PLAN:
7. Show locations of smoke detectors in hallways leading to sleeping rooms, R314.
8. All outlets specified in section E3902.12 shall be protected with combination-type arc-fault breakers (not just bedroom outlets).
9. Bathrooms require a separate 20-amp circuit, E3703.4, E3901.6.

INTERNATIONAL ENERGY CONSERVATION CODE:
10. The simplified prescribed energy value for climate zone 2B glazing is U=0.40 and skylights is U=0.65, the default SHGC is 0.25, N1102.1.
11. Indicate the insulation product that will achieve R-38 in the 2x10 ceiling cavity.
