This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FLOOR PLANS: 1. Show compliance with R310 providing egress from the bedroom window with a minimum 5 SF opening, minimum sill height of 44" and a minimum net clear opening dimensions of 24" height and 20" width. 2. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1, or show passage between the proposed and existing accessible attic areas. SECTIONS - DETAILS: 1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. 2. Show the weep screed with a minimum clearance 4" above grade or 2" above paved areas, R703.6.2.1. Clarify the notation on Detail #1/S-1. 3. Calculate and show the attic ventilation using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. Account for the existing attic space if removing or blocking existing vents. PLUMBING PLANS: 1. Provide a revised fixture unit schedule using 2012 code values for determining required service pipe diameter, Table P2903.6. Those shown are not consistent with current codes. 2. Include an entry for hose bibbs in the revised fixture unit schedule, Table P2903.6. ELECTRICAL PLANS: 1. Notate the requirement for a carbon monoxide detector installation outside of bedroom doors, R315.3. This is required as permitted work is done within existing dwellings having attached garages or having fuel-fired appliances. 2. Provide a consistent feeder conductor size and breaker to Panel 'A', E3502.1. The Riser Diagram shows 3-#3 although the Panel Schedule circuit #1/3 shows 12-2 conductors with only a 60A breaker for the 100A rated 3-#3 conductors to the existing 125A panel. 3. Show one 20 AMP branch circuit in the laundry area; this circuit may not serve other locations, E3603.3 and 3801.8. 4. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other locations, E3703.4. 5. Protect all 15A & 20A proposed outlets (except bathrooms and kitchen) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. Clarify note #7 and the panel schedule footnote. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Show the "R" values of insulation and the maximum "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
