PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

GENERAL NOTES:

" Limit all code references to those recognized by the City of Tucson. Adopted 2012 codes are listed at the Planning & Development Services web site. Show the 2012 code reference at note #1, 2 & 12 on sheet E1.0.

SECTIONS - DETAILS:

1. Clarify keynote reference #17 on Building Section 2, R106.1.1. The joist reference should appear as #7.
2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
3. Eave ventilation is not appropriate without attic space, or rafter cavity space between insulation and roof sheathing, R806.1. Remove the Attic Ventilation calculation, sheet A1.0

MECHANICAL PLANS:

1. Show the bathroom exhaust fan with minimum 50 CFM rating R303.3 and M1507.3.

ELECTRICAL PLANS:

1. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E4001.3.1 through E4001.4.5. Clarify circuit #12.
2. Protect all 15A & 20A proposed outlets (except bathrooms and kitchen) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. Clarify note #14.
3. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Both standard and high density R-38 batt insulation (keynote #13) requires a space greater than provided with 2" x 8" framing. Identify the product that provides the intended value, or provide an appropriate ceiling cavity space, N1102.1.
2. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and framed walls R=13. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1. Show a means of achieving the prescriptive values at each assembly, or show overall compliance if using less than prescribed component values by providing a RES check calculation. Clarify the Energy Conservation info on sheet A1.0.
