Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

1. The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Update the code references on the plans, note #1 - sheet #6 and #7.

FOUNDATION PLANS:

1. Show the Garage 8" block wall with 16" wide footing, Table R403.1. Revise Detail #1, sheet #2, or provide an engineer's calculation, design and seal for the custom structure.

STRUCTURAL PLANS:

1. Provide a Garage beam size with appropriate load carrying capacity at the 4" x 12" beams, or provide an engineer's calculation, design and seal for the custom structure.
2. Provide Garage rafter sizes and spacing in compliance with Table R802.5.1, or provide an engineer's calculation, design and seal for the custom structure.
3. The Ramada is not a prescriptive design, R106. Provide an engineer's calculation, design and seal for the custom structure.

ELECTRICAL PLANS:

1. Protect all 15A & 20A proposed outlets (except bathrooms and kitchen) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. Update note #2 by removing "bedroom".

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13, N1102.1. Update the maximum "U" factor on sheet #2 to U=0.40.
