This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide revised plans and calculations, highlighting any changes or with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: 1. The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Update the code references on the plans, Floor Plan title - sheet #2 & #8; note #1 - sheet #6, #7 and #8 (two places). SITE PLAN: 1. Indicate the location of the gas and electric lines from property line to building, R106.1.1. FOUNDATION PLANS: 1. Clarify the amount of existing building alterations that are required on sheet #6, R301.1. Identify if the content of the eight notes is existing or proposed. 2. Detail the installation of HD-1. Clarify if a LTT20B is to be installed at each triangle symbol. 3. Detail the installation of SW1. Clarify which panels require installation of new ½" anchor bolts and new structural sheathing. Identify any (window or door) opening alterations at SW1 panels. 4. Show a footing at the stairway base, R403.1.1. 5. Show the Garage 8"block wall with 16" wide footing, Table R403.1. Revise Detail #1, sheet #2. FLOOR PLANS: 1. Show a complete floor plan for both the first and second floor with stairway, R106.1.1. 2. Provide a landing with minimum 36" depth between the door or wall and tread at both the top and bottom of the stairway, R311.7.6. The stairway length appears as 13' - 9". 3. Show the location of tempered glass adjacent to stairways and landings within 36" of a walking surface and when less than 60" above the surface, R308.4.10 STRUCTURAL PLANS: 1. Provide a complete second floor framing plan with stairway opening, header identification and shear wall identification, R301.1. 2. Provide a roof framing plan with header identification over second floor interior-wall openings and shear wall identification, R301.1. 3. Show structural support for the stairway top to foundation, R301.1. 4. Show ledger fastener size and spacing with appropriate load carrying capacity, R301.1. Revised detail "C" sheet #5. 5. Provide an engineer's calculation for the complete structural design, R602.10; R301.1.3 & Arizona Statute 32-144.4. 6. Provide a Garage door opening beam size with appropriate load carrying capacity, R301.1. The 4" x 12" beam is over span. 7. Provide Garage rafter sizes and spacing in compliance with Table R802.5.1. 2" x 10" rafters @ 24" OC are over span if greater than 18' - 2". 8. The Ramada is not a prescriptive design, R106. Provide an engineer's calculation, design and seal for the custom structure. 9. Detail the connection between the firewall top and the Ramada providing appropriate lateral support, R301.1. SECTIONS - DETAILS: 1. Provide detail references on sheet #4 to details on sheet #5, R106.1.1. 2. Clarify the Garage wall material. The wall appears as 8 x 8 x 16 block rather than brick. MECHANICAL PLANS: 1. Show supply and return ducts with minimum R-8 insulation except when completely located inside the thermal envelope, N1103.2.1. ELECTRICAL PLANS: 1. A wall switch for illuminating stairs must be provided at each floor level of stairways with six or more risers, R303.6.1. 2. Show all locations of smoke alarms, R313. Include each level of the stairway. 3. Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. Provide notation if existing or proposed. 4. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes a gas appliance, R315. 5. Protect all 15A & 20A proposed outlets (except bathrooms and kitchen) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. Update note #2. 6. Protect extended branch circuits with combination type arc-fault circuit interrupters, or an AFCI type receptacle at the first outlet on the branch circuit, E3902.13. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Show the maximum "U" factors of the windows on the plans, N1102.1. 2. Show a means of achieving the prescriptive values at each assembly, or show overall compliance if using less than prescribed component values by providing a RES check calculation.
