05/14/2013 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Denied 1. Revise the font size used on the drawings to a minimum height of 3/32-inch. Reference: Section 107.2.1, IBC 2012.
2. Show that the proposed HVAC system and equipment meet the requirements of Sections C403.2 and C403.3, IECC 2012 (e.g. provide the mechanical energy code compliance certification from COMcheck based upon the 2012 IECC). Reference: Section C303.1, International Energy Conservation Code 2012.
3. Show the size of the condensate drain pipes. Note that RTU-3 is noted as having a cooling capacity of 6-tons on sheet M1.0 but only 5-tons on sheet P1.0. Reference: Sections 307.2.1, IMC 2012 as amended by the City of Tucson.
4. Revise the sequence of operation for the restroom exhaust fans so that all of the air supplied to the restrooms will be exhausted (i.e. the fans shall run whenever the HVAC system supplies air to the room) with no more than 10% exhausted air being recirculated. Reference: Section 403.2.1 (4), IMC 2012.
5. The occupant load used to calculate the required ventilation is not necessarily the same as the occupant load used for calculating exiting requirements. The occupant load used for calculating the minimum required ventilation is to be based on Table 403.3, IMC 2012 or an approved engineering analysis of the specific occupancy type. Reference: Section 403.3, IMC 2012.
6. Ventilation calculations for HVAC systems supplying multiple zones (e.g. RTU-3 and RTU-5) shall take into account the different occupancy loads in each zone. Reference: Section 403.3.2.3, IMC 2012.
7. Verify that the proposed Type I hood is equipped to automatically start the hood exhaust fan when cooking operations commence. Reference: Section 507.2.1.1, IMC 2012.
8. If the proposed Type I hood is not listed for zero-clearance to combustibles, provide information regarding the construction of the demising wall adjacent to the grease hood (i.e. combustible or non-combustible construction?). Reference: Section 507.9, IMC 2012.
05/14/2013 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Denied 1. Revise the specified temperature mixing valve to comply with Section 607.1.2, IPC 2012. Watts Hot Water Temperature Control Valve Series 1170 are designed to be installed at or near the boiler or water heater. They cannot be used by themselves for tempering water temperatures at fixtures where ASSE Standard 1016 or ASSE Standard 1070 listed devices are required.
2. Section 604.1, IPC 2012 allows water distribution systems to be designed using accepted engineering methods. Sizing pipes for water distribution systems using Section 10.4, UPC 2006 is an accepted engineering method only if it is used as presented in Sections 610.6 through 610.13, UPC 2006. Section 610.10, UPC 2006 specifies that the fixture units for flushometer valves be determined with Table 6-7; a single urinal flushometer valve is given the value of 20 fixture units when using Table 6-6 to determine pipe sizes, not 4 fixture units.
3. Verify the developed length of the two branches of the hot water distribution system. If the developed length of either hot water supply branches is greater than fifty feet; provide a method for maintaining the temperature of the hot water supply system. Reference: Section 607.2, IPC 2012.
4. Horizontal drainage piping shall be installed at a minimum slope in accordance with table 704.1, IPC 2012.
5. Provide separate indirect waste pipes for each compartment of the 3-compartment sink to protect against cross-contamination or fouling. Reference: Sections 801.2 and 802.1.8, IPC 2012.
6. Verify that all of the vents located within the building rise vertically to at least 6" above the flood rims of the fixtures they protect prior to running horizontally. Reference: Section 905.4, IPC 2012.
05/14/2013 ROBERT SHERRY WATER REVIEW Denied Provide the size of both the water service meter and the reduced pressure backflow preventer assembly serving this suite. Reference: Section 107.2.1, IBC 2012.
