Clarify how the restroom exhaust fans (EF-1 and EF-2) are controlled; the exhaust schedule calls for the fans to have a separate switch with the lights and to be interlocked per the electrical division specifications while the electrical plans call for the use of a time switch. Reference: Section 107.2.1, IBC 2012.
2. Provide justification for the use of a Zone Air Distribution Effectiveness (Ev) factor of 1.0 for a ceiling supply, ceiling return system using a gas-fired furnace. Reference: Section 403.3.1.2, IMC 2012.
3. The schedule for the gas-fired rooftop units calls out remark #7 for all of the units; provide remark #7.
05/01/2013 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Denied 1. Clarify the natural gas distribution system. The existing gas meter is shown as having a 2" low pressure gas pipe and a ¾" medium pressure gas pipe connected to it. An additional 1-1/4" low pressure gas pipe is shown rising to the roof but its origin is not clear. Where is the regulator for the 2" low pressure gas pipe located? Also, to what meter are the water heaters and furnace F-1 connected?
2. Two existing water heaters are located in the basement. What is the termination point for the temperature and pressure relief valves?
3. Revise the venting method for the floor drains in room 237. All vents located within a building shall rise vertically to at least 6" above the flood rims of the fixtures they protect prior to running horizontally. Reference: Section 905.4, IPC 2012.
4. The specified temperature mixing valve (Watts N170-M2) is more properly referred to as a "hot water extender mixing valve" and is an obsolete product for which Watts has not identified a replacement product. Revise the design to comply with the requirements of Section 607, IPC 2012 with regard to approved temperature control valves.
