PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and the 2012 International Energy Conservation Code. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

FLOOR PLANS:

1. Show window #3 with R310 compliant egress, R301.1.
2. Show window #7 with tempered glass (within 24" of doorways), R308.4. CoT Amended.
3. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1, or show passage between the proposed and existing accessible attic areas.

STRUCTURAL PLANS:

1. Show a Porch beam size with appropriate load carrying capacity, R301.1. The 6"x 6" beam shown on Section #4/A4.0.is undersized.
2. Show the beam size at the new opening between the Kitchen and Family Room, R301.1.
3. Provide a header schedule and show existing opening sizes supporting new roof consistent with Table 502.5(1) & (2).

SECTIONS - DETAILS:

1. Show ceiling gypsum board fastened to 24" o/c framing as either 5/8" or ½" sag resistant, IRC table R702.3.5 footnote d.
2. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.
3. Show a post/beam fastener with appropriate (H2.5) uplift capacity, R802.11.

PLUMBING PLANS:

1. Provide the water service pipe size with sufficient capacity for controlling excessive flow rates, P2903.6. Show the 1-1/4" pipe replacing the undersized ¾" service pipe between the meter and building.
2. Show plumbing drainage and vent (VTR) sizes consistent with Table P3107.3. Common vents serving the water closet require a minimum 2" VTR.
3. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). Provide a gas line isometric or table for showing the BTU demand and length of line to each gas appliance for determining compliance of the existing and proposed lines.

MECHANICAL PLANS:

1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1.

ELECTRICAL PLANS:

1. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, E3602.2.
2. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11.

OUTDOOR LIGHTING CODE

1. Adjustable fixtures as shown next to the service panel are considered unshielded because the lamp is not fixed in a fully shielded position. Full cut-off fixtures are non-adjustable with no light above the horizontal plane (fixtures are completely closed above and to the lowest point of the lamp). Show a calculation and clarify the outdoor lighting note on E1.0, or change the fixture symbol to a non-adjustable fixture.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for windows is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Show a means of achieving the prescriptive values at each assembly, or show overall compliance if using less than prescribed component values by providing a RES check calculation.
