This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and the 2012 International Energy Conservation Code. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. STRUCTURAL PLANS: 1. Show a beam size with appropriate load carrying capacity over the new Hall/Laundry area, R301.1. This should be a load bearing wall removal area since 2 x 10 @ 24" rafters may only successfully span 16' SECTIONS - DETAILS: 1. Show ceiling gypsum board fastened to 24" o/c framing as either 5/8" or ½" sag resistant, IRC table R702.3.5 footnote d. PLUMBING PLANS: 1. Show the plumbing code reference at Note #11 as 2012 IRC. 2. Show the platform mounted water heater with a listed pan and ¾" drain line to a waste receptor or to the building exterior 6" above grade, P2801.5. 3. Provide a water hammer arrester for quick-closing valves serving the clothes washer, P2903.5. MECHANICAL PLANS: 1. Show compliance with R303.8 for providing a method of effective heating in all habitable rooms, R303.8. ELECTRICAL PLANS: 1. Smoke alarms are required outside each separate sleeping area, R313.2. Show a smoke alarm on the outside of the bedroom door. 2. Notate the requirement for a carbon monoxide detector outside of bedroom doors, R315. 3. Clarify the circuit ampacity for circuit #20, E3304.11 & E3606.2 4. Show the location of each outlet on the Electrical Plan, E3305.1. Include all new receptacles. 5. Show receptacle outlets at wall spaces 2' or more with no wall point (exclude door openings) more than 6' from a receptacle outlet, E3801.2. Include Bedroom #2. 6. Show receptacle outlets at each kitchen counter space wider than 12" with no point along the wall line more than 24" from a receptacle outlet, E3801.4.1. 7. Peninsular counter tops require at least one receptacle outlet within 12" below the countertop surface, E3801.4.2 and E3801.4.3. 8. Protect all 15A & 20A proposed outlets (except bathrooms and kitchen) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. 9. Protect extended branch circuits with combination type arc-fault circuit interrupters, or an AFCI type receptacle at the first outlet on the branch circuit, E3902.13. 10. Show or notate a disconnect means or a locking breaker for the water heater, E4001.5. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Show the installation of minimum required "R" values of insulation where gypsum board is installed at ceilings, N1102.1.
