This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and the 2012 International Energy Conservation Code. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. FOUNDATION PLANS: 1. Show compliance with termite treatment, R320. 2. Locate and specify anchor-bolts with 7" embedment into concrete or masonry, R319.1 & R403.1.6. Clarify Detail #1/S-2. STRUCTURAL PLANS: 1. Show a beam size with appropriate load carrying capacity, R301.1. Provide the manufacturer and series for verifying the ridge beam rating. SECTIONS - DETAILS: 1. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground, R319.1 item 5. Clarify Detail #1/S-2. 2. Show ceiling gypsum board fastened to 24" o/c framing as either 5/8" or ½" sag resistant, IRC table R702.3.5 footnote d. 3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. PLUMBING PLANS: 1. Provide a water hammer arrester for quick-closing valves serving the clothes washer, P2903.5. 2. Show the water pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units, therefore the ¾" service pipe requires replacement. 3. Provide devices rated for application (sewer switch box), G2406.3. Show the gray drain line to a storage vessel at the building exterior with pump, overflow and backflow devices. MECHANICAL PLANS: 1. Notate current codes on plans. Clarify Note #1. 2. Show dryer vent size and location for venting to exterior, M1501. ELECTRICAL PLANS: 1. Smoke alarms are required outside each separate sleeping area, R313.2. Show a smoke alarm on the outside of the bedroom door. 2. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, E3602.2. 3. Protect all 15A & 20A proposed outlets (except bathrooms and kitchen) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. OUTDOOR LIGHTING CODE 1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.
