PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL NOTES:

" The City of Tucson adopted the 2012 IRC with amendments on 1/1/2012. Show current code references on the plans. Update keynote #3 sheet #5.
" Provide a sheet number reference on each sheet of the plans. Renumber sheet #3 and 4 of the full size plans differently than the partial plans.

FOUNDATION PLANS:

1. Show compliance with termite treatment, R320.
2. Framed exterior walls of enclosed roof structures require continuous concrete footings of minimum 12" width and 12" below undisturbed ground surface with #4 rebar, R403.1. Update sheet #6.
3. Locate and specify all anchor-bolt spacing on the foundation plan. Minimum ½" diameter with (anchor bolt length for assuring) 7" embedment into concrete or masonry, R403.1.6.

FLOOR PLANS:

1. Individual dwelling units in duplexes must be separated by a 1-hour firewall from floor to bottom of roof sheathing. Provide a detail or notation showing compliance with R302.3 for existing walls that are now separating the dwellings.
2. Show sleeping rooms with R310 compliant egress, R301.1. Show new bedroom window opening sizes.
3. Show compliance with R310 providing egress from existing bedrooms. The new storage room on sheet #4 appears to block egress from existing Bedroom #5 at 2320 Campbell.

STRUCTURAL PLANS:

1. Provide a header schedule and show existing opening sizes supporting new roof consistent with Table 502.5(1) & (2). Include the beam size over the bay windows.

SECTIONS - DETAILS:

1. Show wood framing members resting on concrete as pressure treated, R319.1 item 2 Provide treated sill plates bearing on concrete slabs, R317.1 item 3.
2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.
4. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended.

PLUMBING PLANS:

1. Provide a complete fixture unit schedule, P2903.6. Provide the meter size and water pipe diameter between the meter and shut off valve in compliance with P2903.7. Existing water pipes may require replacement with larger sizes for controlling excessive water flow rates, P2903.7.
2. Provide branch drain pipes in accordance with Table P3005.4.1. The 2" bathrrom drain is undersized.
3. Show plumbing drainage and vent (VTR) sizes consistent with Table P3107.3. Common vents serving bathroom groups require a minimum 2" VTR.

MECHANICAL PLANS:

1. Provide a firestop system for an HVAC serving two dwelling units with common ducts, R302.4.1.2.
2. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1.
3. Show the heating and cooling ratings for the proposed rooftop unit. Provide Manual J calculations in accordance with M1401.3, M1601.1.
4. Provide return air duct and register sizes meeting minimum requirements of 72 SQ IN/ ton, M1403. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN per 1,000 BTU (1 ton cooling = 12,000 BTU).

ELECTRICAL PLANS:

1. Provide a complete electrical plan for the altered rooms, R106.1.1. Show existing receptacles for verifying E3901.2 compliant spacing.
2. Provide consistent service panel locations on the plans, R106.1.1. Change sheet CS-1 or the Partial Floor Plan sheet #3.
3. The electrical panels may not be located in a storage room, R3405.4. Show the relocated panels or remove the new storage room, sheet #4 & 9.
4. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
5. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3404.11 & E3706.2.
6. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3901.12.
7. Protect all 15A & 20A proposed outlets (except bathrooms and kitchen) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12.
8. Protect extended branch circuits with combination type arc-fault circuit interrupters, or an AFCI type receptacle at the first outlet on the branch circuit, E3902.13.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Show the maximum "U" factors of the windows and doors on the plans, N1102.1.
