This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and the 2012 International Energy Conservation Code. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Show the water pipe size between the water meter and point of connection for new plumbing. Show the point of connection for the proposed hot and cold branches. The supply pipe must be sized for the calculated load, P2903.7. FOUNDATION PLANS: 1. Provide a landing or floor surface at all exterior doors. A landing must be at least as wide as the door it serves and 36" in the direction of travel, R311.4.3. 2. Show compliance with termite treatment, R320. 3. Locate or notate a continuous 12" deep footing (R301.1) at all proposed walls, R403.1.1. FLOOR PLANS: 1. Identify the function of existing adjacent rooms with openings to the proposed construction, R106.1.1. STRUCTURAL PLANS: 1. Show a beam size with appropriate load carrying capacity, R301.1. The 4 x 8 header is undersized for the ridge beam point load. Clarify the header sizes at both ends of roof loading. 2. Specify steel lintels to support imposed load, R606.10: 1' to 4' 2-3 ½"x3 ½" x ¼" 4' to 7' 2-4" x 3 ½" x 5/16" or equal SECTIONS - DETAILS: 1. Show ceiling gypsum board fastened to 24" o/c framing as either 5/8" or ½" sag resistant, IRC table R702.3.5 footnote d. PLUMBING PLANS: 1. Provide a complete fixture unit schedule, P2903.6. Provide the water pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units. MECHANICAL PLANS: 1. Provide heating facilities in all habitable rooms, R303.8. 2. Show dryer vent size and location for venting to exterior, M1501. ELECTRICAL PLANS: 1. Provide an Electrical Plan with consistent door and window placement with the Floor Plan, R106.1.1. 2. Protect all 15A & 20A proposed outlets (except bathrooms and kitchen) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. OUTDOOR LIGHTING CODE 1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for windows is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Mass wall requirement is R=6 when applied interior, N1102.1. Show a means of achieving the prescriptive values at each assembly, or show overall compliance if using less than prescribed component values by providing a RES check calculation.
