03/29/2013 DAVID RIVERA ZONING REVIEW Denied DSD TRANSMITTAL

FROM: David Rivera
Principal Planner

PROJECT: T13CM01787 and T13CM01789
Circle K Store - 530 E. Valencia Road
Building Plans for the Store and Fuel Canopy

TRANSMITTAL DATE: March 29, 2013

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. It is acknowledged that the Development Package/rezoning case is still under review and that the development package has not been approved as of this building plan review.

2. Based on the initial information on the development package sheets the information for the GFA of the store building and fuel canopy noted on the cover sheet of the building plans do not match. Also the vehicle parking information on the building plan cover sheet is incorrect. It is suggested that coordination with the professional working on the development package drawings is made to ensure that the zoning data is consistent between the building plans and development package plans sheets and Zoning data.

3. Generally as part of the rezoning process conditions of rezoning are made as part of the site development. The rezoning case is still under process and therefore there are no conditions of rezoning that can be reviewed for purposes reviewing any conditions that may apply to the size of building, colors etc. Additional review will be done of the D.P. by the Zoning reviewer to ensure that the D.P. complies with any conditions of rezoning. If any conditions of rezoning affect the design, size, and location, etc of the Store or Fuel Canopy, ensure that the conditions are incorporated into the building plans.

4. Zoning will review the building plans on the next submittal to ensure compliance with approved development package and rezoning conditions.

If you have any questions about this transmittal, please call David Rivera, (520) 791-5608.
