PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and the 2012 International Energy Conservation Code. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

FOUNDATION PLANS:

1. Locate and detail all footings (R301.1) including the proposed 4" x 8" ridge beam post referenced at Detail 3/A3.
2. Provide a landing or floor surface at all exterior doors. A landing must be at least as wide as the door it serves and 36" in the direction of travel, R311.4.3.

STRUCTURAL PLANS:

1. Provide a complete Front Porch roof framing plan with appropriate ridge beam supports at each end, R301.1.
2. The Master Bath exterior wall lines are not compliant with braced panel methods of R602.10 or R602.12. Therefore, provide an engineer's calculation and seal for the design.

SECTIONS - DETAILS:

1. Clarify if the 4" x 8" roof rafters are exposed or covered with gypsum board. Show ceiling gypsum board fastened to 24" o/c framing as either 5/8" or ½" sag resistant, IRC table R702.3.5 footnote d.
2. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.
3. Show a minimum 2' termination above any roof point within 10' measured horizontally, and not less than 3' above the point where the chimney passes through the proposed roof, R1003.9.

MECHANICAL PLANS:

1. Provide Manual J/S/D calculations in accordance with M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D.
2. Show location of underground return air ductwork on the foundation plan with a minimum of 2"of concrete encasement, M1601.1.2.

ELECTRICAL PLANS:

1. Show receptacle outlets at wall spaces 2' or more with no wall point (exclude door openings) more than 6' from a receptacle outlet, E3801.2. An additional receptacle outlet is required in Bedroom #2.
2. Peninsular counter tops require at least one receptacle outlet within 12" below the countertop surface, E3801.4.2 and E3801.4.3.
3. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3603.2 and E3901.3.1 through E3901.4.5.
4. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11.
5. Show at least one wall switch controlled light outdoor entrances or exits including the Den exterior door, E3803.3.
6. Show or notate a disconnect means or a locking breaker for the water heater, E4001.5.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.65, ceiling R=38 and walls R=13, N1102.1. Show a means of achieving the prescriptive values at each assembly including the Wall Section on sheet A3, or show overall compliance if using less than prescribed component values by providing a RES check calculation.
