PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and the 2012 International Energy Conservation Code. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

FLOOR PLANS:

1. Show a maximum ½" floor elevation change at a notated accessible route entrance on the floor plan, R106.1.1.
2. Projections may not extend to a point closer than 2 feet from the property line. Remove the Balcony and balcony roof overhang that is closer than 2 feet of the property line, or provide one-hour fire-resistive construction between the Balcony/roof and the property line, R301.1.
3. Projections extending into the 3-foot fire separation distance require not less than one-hour fire-resistive construction on the underside. Provide notation for compliance with R302.1 (City of Tucson Amended) if altering the Balcony roof overhang to a point between 2 feet and 3 feet from the property line.
4. Bedroom egress windows must open into a public way, R310.1. Correct the Bedroom #2 egress window.

STRUCTURAL PLANS:

1. Show a beam size with appropriate load carrying capacity, R301.1. The 5 1/8" x 16 ½" roof glulam is undersized.

PLUMBING PLANS:

1. Show the water service pipe size with sufficient capacity for controlling excessive flow rates by including a water fixture total for the building, P2903.6. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units. Correct the ¾" size shown on sheet #9.
2. Show plumbing drainage and vent (VTR) sizes consistent with Table P3107.3. Common vents serving bathroom groups require a minimum 2" VTR.

MECHANICAL PLANS:

1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1. Clarify note #9.

ELECTRICAL PLANS:

1. Show receptacle outlets at each kitchen counter space wider than 12" with no point along the wall line more than 24" from a receptacle outlet, E3801.4.1. Add receptacle outlets within 24" on each side of the kitchen sink.
2. Island counter tops require at least one receptacle outlet within 12" below the countertop surface, E3801.4.2 and E3801.4.3.
