The Development Designator is RCP-4 (Section 3.2.3.1.F). Provide the zone of this parcel and the adjacent lots on the plot plan. 2) The permitted use within this subdivision is "detached single family dwellings" (SFR) and subject to LUC Sections 3.6.1 and 3.5.7.1.E & F (Tentative Plat, General Notes #5). 3) Provide a full plot. See the instruction/model included with these comments. The list of requirements is on the back. A copy of these instructions can also be acquired at the zoning-review counter. Just use the twenty-scale survey drawing as your base. 4) An individual lot grading plan is required (Tentative Plat, General Notes #17) and engineering and landscape approvals are required. 5) "Each dwelling unit shall be provided with fire sprinklers" (Tentative Plat, General Notes #12). Fire Department approval is required. 6) Provide a note stating: There shall be no detached accessory structures, such as a ramada, in the front yard or pool area (LUC Section 3.2.5.3.C & UDC Section 6.6.3.B). 7) Place the following subdivision notes on the plot plan: A) "All outdoor lighting will be directed downward and away from surrounding property owners and neighborhoods" (Tentative Plat, General Notes #8). B) "All mechanical equipment, storage and parking areas to be screened with material compatible with the natural environment" (Tentative Plat, General Notes #9). C) "All exposed exterior walls and roofs of structures, retaining walls, and accessory structures, except satellite dishes, shall be earth tone in color and will blend with the predominant natural colors found on the lot or parcel. Engineering does not recommend approval of the site plan at this time until the following comments are addressed. COMMENTS: 1) Tech Manual 2-01.10.5: Address the following site-grading comments: a) Interceptor swales shall be installed along the top of cut slopes. Revise grading along top cut slope on sheet 4. b) Submit grading plan application with 2 sets of grading plan sheets for review. c) Clarify distance between Northwestern property line and grading limits near proposed wall. (Minimum 2-ft is required.) d) Revise grading limits to reflect realistic disturbance area; be aware that if the Inspector sees additional disturbance beyond grading limits, the project may be subject to stop work orders and /or additional review of revised submitted plans. e) Provide HDZ calculations, including maximum allowable disturbance area. f) Label cut/fill in cubic yards as well as total disturbance area in square feet on grading plan sheet. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and the 2012 International Energy Conservation Code. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL NOTES: " Limit all code references to those recognized by the City of Tucson. Adopted 2012 codes are listed at the Planning & Development Services web site. Show updated code references on sheet 1.1. " Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson on 10/16/2007. Notate accessible route, minimum door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc. " All SFR and Duplex plans submitted after July 1, 2009 require a solar photo-voltaic system, or future installation preparation City of Tucson Ordinance #10549 with the following provisions: 1. A 4 square feet area for (meter, disconnect & inverter) equipment adjacent to the electrical service panel or near the proposed collector panel space. 2. The best roof space available for accommodating PV solar collector panels with capacity for collector dead loading (typically 4 lbs/SF). 3. A minimum 3,800 volt-ampere PV electrical load entry on the Service Load Calculation (Show as a continuous load of 15.8 A). 4. An Electrical Panel Schedule with a 240 volt circuit breaker space labeled "reserved for Photo Voltaic". Show appropriate notation. " All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide segregated building drains for future gray water utilization, Ordinance #10579. Include both: a) two clothes washer standpipes, one with an above grade stub-out; b) separate gray water tub/shower and lavatory drain with exterior connection to the building sewer line at 3' from foundation. FOUNDATION PLANS: 1. Show compliance with termite treatment, R320. FLOOR PLANS: 1. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Provide spec sheets for all full cut-off fixtures showing the lamp type, placement and fixture wattage.
