PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and the 2012 International Energy Conservation Code. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2012 IRC with amendments effective 1/1/2013. For initial construction: Effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation are required for all new SFR and duplex plans. Show the code references on the plans. Amendments to adopted codes are at the City web-site.

GENERAL NOTES:

" Limit all code references to those recognized by the City of Tucson. Adopted 2012 codes are listed at the Planning & Development Services web site. Show all code references as 2012 rather than 2006 at Plumbing Note #8; Waste Note #4 and Electrical Notes #6, 9 & 12.

FOUNDATION PLANS:

1. Show compliance with termite treatment, R320.

STRUCTURAL PLANS:

1. Provide a complete roof framing plan with beams sized with appropriate load carrying capacity, R301.1. Show a minimum 3/16" thick steel tube beam for the 8' x 28' Porch.
2. Show the Garage door beams with appropriate size and series: GluLam 24F-V4; iLevel Trus Joist Parallam, etc. rather than I beam, R301.1.
3. Provide the beam size with appropriate load carrying capacity over the 3' Garage doors and window, R301.1.

PLUMBING PLANS:

1. Clarify the pipe diameter at the point of connection of the new cold water line to existing service pipes. Existing water pipes may require replacement with larger sizes for controlling excessive water flow rates, P2903.7. A minimum 1" service pipe is required for supplying water between the point of connection and the water meter.
2. Show an individual accessible water supply shut off for the proposed building, P2903.9.1.

ELECTRICAL PLANS:

1. Clarify the electrical riser diagram including the Main Panel with breaker size for the proposed feeder, E3303.
2. Provide the feeder conductor size for the 100 AMP sub panel, E3602.1 & E3603.1.
3. Show all readily accessible garage receptacle outlets with GFCI protection, E3802.2.
