This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and the 2012 International Energy Conservation Code. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2012 IRC with amendments effective 1/1/2013. GENERAL NOTES: " Limit all code references to those recognized by the City of Tucson. Adopted 2012 codes are listed at the Planning & Development Services web site. Update or delete the code references used for the design at all highlighted locations. SITE PLAN: 1. Indicate the location of proposed construction with diagonal lines, and remove this marking from existing-permitted locations, R106.1.1. Clearly indicate any existing buildings that require a permit, and provide appropriate details. SECTIONS - DETAILS: 1. Notate the grade away from foundations with a minimum 6" fall within the first 10', R401.3. 2. Specify water-resistive barrier equivalent to two layers of Grade D paper over the wood based sheathing of exterior plaster wall coverings, R703.6.3. PLUMBING PLANS: 1. Provide a revised fixture unit schedule using 2012 code values for determining required service pipe diameter, Table P2903.6. Those shown are not consistent with current codes. Those shown are not consistent with current codes. Hose bibb: 2.5; lav: 0.7; shower: 1.4; water closet: 2.2. MECHANICAL PLANS: 1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1. 2. Provide Manual J/S/D calculations in accordance with M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. 3. The mechanical system calculations may be provided by deferred submittal. The deferred calculations must be approved through revision process prior to mechanical inspections. ELECTRICAL PLANS: 1. Notate the requirement for a carbon monoxide detector outside of bedroom doors, R315. 2. Protect all outlets (except bathrooms and kitchen) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. Clarify note #10. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.65, ceiling R=38 and walls R=13, N1102.1. Show the prescriptive values at each assembly, or show overall compliance if using less than prescribed component values by providing a RES check calculation.
