This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and the 2012 International Energy Conservation Code. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. FOUNDATION PLANS: 1. Framed exterior walls of enclosed roof structures require continuous concrete footings of minimum 12" width and 12" below undisturbed ground surface, R403.1, with minimum one #4 continuous reinforcement (City of Tucson Amended). Show a continuous footing (all exterior walls) between columns on the Foundation Plan. 2. Show the wall anchoring between columns is in compliance with Foundation Note #6 and R319.1 & R403.1.6. FLOOR PLANS: 1. Show the location of tempered glass within 24" of doorways, R308.4. CoT Amended. STRUCTURAL PLANS: 1. Show a beam size with appropriate load carrying capacity, R301.1. The 3-2x8 beams at Framing Keynote #3 and Detail Keynote #5 are undersized. SECTIONS - DETAILS: 1. Provide treated sill plates bearing on concrete slabs, R319.1 item 3. Clarify Detail #1, sheet 6. 2. Notate or detail interior wall and ceiling covering (1/2" GWB), R702.3. 3. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. 4. Specify the minimum thickness (1/2") of structural siding, R602.10.3.4, and a #15 water-resistive barrier over studs of all exterior walls, R703.2. 5. Show the minimum hardboard sheathing thickness of 7/16", Table R703.4. ELECTRICAL PLANS: 1. Protect all outlets (except required GFCI circuits) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. OUTDOOR LIGHTING CODE 1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.65, ceiling R=38 and walls R=13. Show the "R" values of insulation and the maximum "U" factors of the windows and doors on the plans, N1102.1. Clarify General Notes #3 & 5 on sheet 2.
