PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and the 2012 International Energy Conservation Code. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

FOUNDATION PLANS:

1. Show the minimum 12" footing depth below undisturbed soil, R403.1.4. Clarify Detail #5/A5.

ELECTRICAL PLANS:

1. Identify the x'ed square in the Entry Foyer. Also, remove (E) existing symbols from this altered carport space.
2. Building alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. Provide notation if existing or proposed.
3. Show all receptacle outlets in the storage building with ground fault circuit interrupting protection, E3802.
4. Show a receptacle outlet in the Foyer, R3901.11.
5. Protect all outlets (except required GFCI circuits) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12.
6. Protect extended branch circuits with combination type arc-fault circuit interrupters, or an AFCI type receptacle at the first outlet on the branch circuit, E3902.13.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures both proposed and existing on the property in the calculations. Separately show the fixture wattage both full cut-off and unshielded styles for determining exterior lighting limits.
2. Adjustable fixtures are considered unshielded because the lamp is not fixed in a fully shielded position. Full cut-off fixtures are non-adjustable with no light above the horizontal plane (fixtures are completely closed above and to the lowest point of the lamp). Clarify note #3 on the Outdoor Lighting Calculation.
