PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and the 2012 International Energy Conservation Code. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

GENERAL NOTES:

" Limit all code references to those recognized by the City of Tucson. Adopted 2012 codes are listed at the Planning & Development Services web site. Clarify general note 3a/1.

SECTIONS - DETAILS:

1. Clarify Keynote #33/3, R106.1.1. This number appears at a solatube and the dryer.

PLUMBING PLANS:

1. Show dual clothes washer standpipes. Provide one discharge opening plumbed to an exterior wall with an above grade stub-out for gray water surface distribution. Provide a second discharge opening plumbed to the building black line in compliance with the City of Tucson Ordinance #10579.
2. Clarify the gas demand for PGE #1. The Equipment List shows 96,000 and the plan shows 67,500 BTUH.
3. Provide a gas line isometric or table for showing the BTU demand and length of line to each gas appliance.
4. Clarify the length of pipe to each gas appliance. Show if the pool heater is served by a separate branch from the building supply. The plan shows 70 feet plus any change of elevation between the meter and PGE #1. The building demand appears as 412,500 BTUH. The 1" pipe between the meter and first tee is undersized. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1).

MECHANICAL PLANS:

1. Provide Manual J/S/D calculations in accordance with M1401.3, M1601.1.
2. Provide return air duct and register sizes meeting minimum requirements of 72 SQ IN/ ton, M1403. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN per 1,000 BTU (1 ton cooling = 12,000 BTU). The 5 ton unit requires a minimum 22" diameter return air duct.

ELECTRICAL PLANS:

1. Show receptacle outlets at each kitchen counter space wider than 12" with no point along the wall line more than 24" from a receptacle outlet, E3801.4.1.
2. Protect all outlets (except required GFCI circuits) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12.
3. Protect extended branch circuits with combination type arc-fault circuit interrupters, or an AFCI type receptacle at the first outlet on the branch circuit, E3902.13.
