Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and the 2012 International Energy Conservation Code. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SECTIONS - DETAILS:

1. Provide consistent material and size references on details and notation, R106.1.1. Section 1/A-3 & D-1 shows 2 x 4 WD studs, and Detail #1/D-2 shows 2 x 6 WD studs which is needed for R-19 batt insulation.

MECHANICAL PLANS:

1. Clarify the location of supply ducts (exposed, within chase or exterior), N1103.2.3.

ELECTRICAL PLANS:

1. Clarify note #27. Protect extended branch circuits with combination type arc-fault circuit interrupters, or an AFCI type receptacle at the first outlet on the branch circuit, E3902.13. All new circuits other than required GFCI locations are now required to be arc-fault.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Clarify the Energy Compliance Note on sheet SD-1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.65, ceiling R=38 and walls R=13. Show the "R" values of insulation and the maximum "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
2. Both standard and high density R-38 batt insulation requires a space greater than provided with 2" x 6" framing. Identify the product that provides the intended value, or provide an appropriate ceiling cavity space.
3. Show overall compliance if using less than prescribed component values by providing a RES check calculation. Use default U-factor values from Table N1101.12.3(1) for unlabeled relocated windows.
