COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).


This site is located in the HC-3 zone (UDC 4.8.6). Single family residential is a permitted use in this zone (Table 4.8-4). See Use Specific Standards 4.9.7.B.6.

The minimum setback to a side street property line is ten (10) feet (UDC Section 6.4.5.C.1.b).

The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall (UDC 6.4.5.C.1.a).

The owner proposes a side street setback along the west property line of three (3) feet. The required setback is ten (10) feet. DDO required.

The owner proposes a front perimeter yard setback along the north property line of fourteen (14) feet. Required street perimeter yard setback is twenty (20) feet. DDO required.

This project is located with a Historical Preservation Zone and will required HPZ review and approval.
