3. As per the 2006 IBC, Section 1107.6.2.1
"Apartment houses, monasteries and convents.
Type A units and Type B units shall be provided in apartment houses, monasteries and convents in accordance with Sections 1107.6.2.1.1 and 1107.6.2.1.2.
1107.6.2.1.1 Type A units.
In Group R-2 occupancies containing more than 20 dwelling units or sleeping units, at least 2 percent but not less than one of the units shall be a Type A unit. All units on a site shall be considered to determine the total number of units and the required number of Type A units. Type A units shall be dispersed among the various classes of units.
Exceptions:
1. The number of Type A units is permitted to be reduced in accordance with Section 1107.7.
2. Existing structures on a site shall not contribute to the total number of units on a site.
1107.6.2.1.2 Type B units.
Where there are four or more dwelling units or sleeping units intended to be occupied as a residence in a single structure, every dwelling unit and sleeping unit intended to be occupied as a residence shall be a Type B unit.
Exception: The number of Type B units is permitted to be reduced in accordance with Section 1107.7."

This translates to a requirement of 4 Type A" units and all the rest must be Type "B" units as per the the above inserted code requirment.

As per the 2003 ICC A117.1, Sections 1003 for Type "A" and 1004 for Type "B" accessible requirements for each type are outlined. As per section 1003.11.9, Type "A" unit showers are to comply with Section 608 which requires roll in access, seats, special hardware and grab bars. Type "B" units as per Section 1004.11.2 need only to provide the reinforcement for accessible elements.

Please revise all type "A" units to include all accessible requirements including clearances as per the 2003 ICC A 117.1, Section 1003.

Also, please review all other "B" type units to insure that all accessible requiresment are as per Section 1004, including all clearances and wall reinforcements.

4. Elevation detail 17/A502 was not revised to the required water closet clearance of 5' to the edge of the lavatory.

5. Sheet A7.04 has not been removed.

04/03/2013 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Denied 1. Verify that the pressure balanced shower valves are listed as complying with ASSE 1016 or CSA B125. [Original comment: Provide shower and tub/shower control valves that comply with the requirements of Section 424.5, IPC 2006.]
2. Provide tempered water to the public lavatories through a device listed as conforming to ASSE 1070. [Original comment: Show how the temperature of the hot water supply to the public lavatories is controlled. Reference: Section 416.5, IPC 2006 and Section C404.3, IECC 2012.]
3. No working pressure notes for the water supply piping were found on sheet P1.02. Also, per ASME B31.9, type L drawn copper pipe (ASTM B-88), larger than 2-1/2" with 95-5 soldered joints has a pressure rating of about 150 PSI at 75 degrees Fahrenheit. [Original comment: Provide the specifications and the rated working pressure for the water supply piping to be used between the booster pumps and the pressure reducing valves. 1. The building plan has been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. Zoning has reviewed the building plans they appear to match the development package.

3. Due to the amount of comments from other PDSD review agencies Zoning will not stamp and approve the building plans at this time.

4. Zoning will re-review the building plan on the next submittal to insure compliance with the approved development plan. Additional comments may be forthcoming.

The maximum ventilation rates shown for the parking garage are based on the 2012 IMC, not on the 2006 IMC which requires 1.5 CFM per square foot of parking garage. If you wish to use the 2006 IMC requirements, an appeal to the building official will be required. Under the 2012 IMC, nitrogen dioxide will be required in addition to the carbon monoxide detectors noted in the sequence of operation. [Original comment: Provide minimum ventilation rates for the parking garage per Section 404.2, IMC 2006.]
2. Correct the labeling of the dryer duct and the exhaust duct in residential unit 7B. [Original comment: Revise the enlarged mechanical plan for residential unit 7 so that EF-1 is not connecting to the dryer exhaust duct. Reference: Section 504.1, IMC 2006.]
