Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and the 2012 International Energy Conservation Code. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

SITE PLAN:

1. Show both the 325 and 327 E. 12th Street addresses on the site plan, R106.1.1. Remove the "Single Family" notation.

FLOOR PLANS:

1. Identify the proposed door and window openings being enclosed-in the floor plan, R106.1.1. Notate materials and sizes.
2. Identify the location of the attic access hatch or door on either the floor plan, section or elevation, R106.1.1. Each dwelling unit requires a separate attic access.
3. Show the east facing Living Room or Master Bedroom enclosed-in windows located on the wall along the property line with one hour rated wall materials, R302.1.
4. Individual dwelling units in duplexes must be separated by a fire rated wall from floor to bottom of roof sheathing without opening other than limited utility penetrations, R302.4.

PLUMBING PLANS:

1. Show an individual water heater for each dwelling unit accessible to the unit served, P2801.1.
2. Show an individual accessible water supply shut off for each dwelling unit, P2903.9.1.

MECHANICAL PLANS:

1. Show location of access, catwalk and working platform for heating or air conditioning equipment located in the attic, M1305.1.3.

ELECTRICAL PLANS:

1. Provide an electrical riser diagram showing connections for each of the (3) service meters, E3303.
2. Identify the location and rating of a separate distribution panel for each dwelling unit on the Electrical Plan, E3501.6.2.
3. Remove the bedroom specific arc-fault circuit interrupter notation from the 2006 IRC, E3802.12. This code is no longer recognized.
4. Show the location of a receptacle outlet and light switch for attic heating and air conditioning equipment, E3901.12.
5. Show all receptacle outlets located in bathrooms with ground fault circuit interrupting protection, E3902.1.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Show the location of either existing or proposed insulation (required for Air Conditioned building). The simplified prescribed energy values for glazing and skylights is U=0.40, ceiling R=38 and walls R=13. Show the "R" values of new insulation and the maximum "U" factors of the windows and doors on the plans, N1102.1.
