PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and the 2012 International Energy Conservation Code. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

GENERAL NOTES:

" Limit all code references to those recognized by the City of Tucson. Adopted 2012 codes are listed at the Planning & Development Services web site. Remove all 2006 code references from sheets #6, 7 & 8.
" Clarify if the dwelling is a Duplex or a Single Family Residence with two kitchens. A duplex requires a one hour rated fire wall between units without openings. Also, it requires two address and separate utility meters and shut-off devices.

SITE PLAN:

1. Indicate the location of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1.

FLOOR PLANS:

1. Identify the proposed walls being replaced or altered on the floor plan, R106.1.1. Identify rooms with changed floor or ceiling framing. Notate or detail materials and sizes.
2. Identify the proposed windows being replaced or altered on the floor plan, R106.1.1. The east facing Living Room or Master Bedroom windows located on the wall along the property line should be removed and replaced with one hour rated wall materials, R302.1.
3. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1, or show passage between the proposed and existing accessible attic areas.

STRUCTURAL PLANS:

1. Show any new beam or header sizes with appropriate load carrying capacity, R301.1.
2. Clarify roof framing sizes and spans between load bearing walls for supporting the added rooftop HVAC load, M1401.

SECTIONS - DETAILS:

1. Provide material and size references on details and notation for new framing or sheathing, R106.1.1.
2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.

PLUMBING PLANS:

1. Notate and specify all piping materials, P2608.
2. Show the platform mounted water heater with a listed pan and ¾" drain line to a waste receptor or to the building exterior 6" above grade, P2801.5.
3. Show a pressure and temperature relief valve at the water heater. Note a metallic T&P line terminating at the exterior 6 inches above grade facing down, P2803.6.1.
4. Provide a water hammer arrester for quick-closing valves serving the clothes washer, P2903.5.
5. Show an individual accessible water supply shut off for the dwelling unit(s), P2903.9.1.
6. Provide a gas line isometric or table for showing the BTU demand and length of line to each gas appliance.

MECHANICAL PLANS:

1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1.

ELECTRICAL PLANS:

1. A wall switch for illuminating stairs must be provided at each floor level of stairways with six or more risers, R303.6.1.
2. Show locations of smoke alarms at top and bottom of the stairway, R313.
3. Smoke alarms are required outside each separate sleeping area, R313.2. Show a smoke alarm on the outside of the bedroom door.
4. Notate the requirement for a carbon monoxide detector outside of bedroom doors, R315.
5. Show the location of the 200A panel on the Electrical Plan, E3501.6.2 & E3605.8.
6. Provide a readily accessible Service Disconnect for each dwelling unit, E3501.6.2 that disconnects all service with not more than six switches, E3501.7.
7. Provide a minimum service conductor of 100 AMP for each dwelling and conductors with minimum rating of #4 copper 75 degree C, E3602.1 & E3603.1.
8. Designate the circuit number at the location of each light fixture, receptacle, appliance and equipment disconnect switch, E3603.5.
9. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11.
10. Protect all outlets (except required GFCI circuits) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.65, ceiling R=38 and walls R=13. Show the "R" values of new insulation and the maximum "U" factors of the windows and doors on the plans, N1102.1.
