This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and the 2012 International Energy Conservation Code. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. FOUNDATION PLANS: 1. Show a continuous footing for all new exterior walls, R403.1. Include the east wall line, sheet S1.0. STRUCTURAL PLANS: 1. Provide an engineer's calculation, design and seal for masonry partition and courtyard walls exceeding 7' in height above grade on either side, R301.1. Detail 1/S2.0. 2. Clarify the braced wall sheathing material in compliance with Table R602.10.4 for Wall Type W3. SECTIONS - DETAILS: 1. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. MECHANICAL PLANS: 1. Provide Manual J calculations in accordance with M1401.3, M1601.1, or request a delayed submittal. ELECTRICAL PLANS: 1. Protect all outlets (except required GFCI circuits) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. Clarify note #23. 2. Protect extended branch circuits with combination type arc-fault circuit interrupters, or an AFCI type receptacle at the first outlet on the branch circuit, E3902.13. OUTDOOR LIGHTING CODE 1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.65, ceiling R=38 and walls R=13. Show these "R" values of insulation at all new construction, or show overall compliance if using less than prescribed component values by providing a RES check calculation N1102.1. 2. Clarify the insulation value notation on sheet A2.0 and A4.0. 3. Both standard and high density R-38 batt insulation requires a space greater than provided with 2" x 8" framing at the Entry. Identify the product that provides the intended value, or provide an appropriate ceiling cavity space.
