Speedway Blvd. Second Unit TRANSMITTAL: February 6, 2013 COMMENTS: the following comments are relative to an application for Historic Review and Design Development Option (DDO) (UDC 3.11.1). This site is in the HR-2 Zone. Historic review is required (UDC Sections 3.3.7 and 5.8.5). (This project needs to be scheduled for historic review.) This site is located in the HR-2 zone (UDC 4.7.9). Multi-family residential is a permitted use in this zone (Table 4.8-2). ). See Use Specific Standards 4.9.7.B.6, .9 & .10. The minimum setback is the greater of ten (10) feet, or three-fourth (3/4) the height of the structure's wall facing each interior property line (Table 6.3-2.A). The proposed setback to the south property line is three (3) feet. The minimum setback to the front street perimeter property line and the adjacent street is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall (UDC 6.4.5.C.1.a). The proposed setback is three (3) feet to the west street property line. |
