COMMENTS:

1. Zoning has reviewed the information packet for the Plaza PalominoSigns and has no adverse comments related to the type of sign or impact on pedestrian circulation or landscaping. However the sign walls are proposed as an extension of the principal building and therefore subject to compliance with building setbacks.

Swan Road is listed as a Major Street on the Major Streets and Routes Map. Fort Lowell is not listed on the MS&R Map east of Swan Road as a collector or arterial roadway but functions as a collector. The building setbacks for structures adjacent to both streets are to be based on the greatest of 21 feet or the height of the structure's wall height. Neither wall meets the minimum setback of 21 feet from the existing back of curb location. It is also not clear if there is a potential for future widening of Swan Road which could potentially impact the building setback for the sign along the Swan Road frontage based on the potential future curb location. Additional information is required to verify if future widening for Swan Road is possible or proposed. Prior to building permit approval by Zoning, for the walls that are to be used for the proposed signs, the building setbacks must be approved through a Board of Adjustment Variance process.
