This special application has been assigned case number T12SA00298. Place this case number near the lower right corner of all sheets. 2. Provide, on the first page, a general note indicating the case number (T12CM00298), what the special application is for (Scenic Corridor Zone Overlay), date of approval, and any conditions of approval. 3. Per LUC Sec. 2.8.2.4.A the required 30' buffer is to be provided adjacent to the MS&R right of way line. The plan indicates 10' of the buffer being provided within the right of way. Provide documentation from TDOT approving the location of the buffer in the right of way. Review LUC Sec. 3.7.5.2.B for the area which can be used as part of the buffer along the MS&R. See landscape comments. 4. Provide a dimension from the building to the property line along 1st Ave. Clearly indicate compliance with LUC Sec. 2.8.2.5.A 5. Provide in the general note the following: Per LUC Sec. 2.8.2.10.A Building or structure surfaces, which are visible from the Scenic Route, will have colors which are predominant within the surrounding landscape, such as desert and earth tones. Per LUC Sec. 2.8.2.10. B Fencing and freestanding walls facing the Scenic Route will meet the material restrictions in Sec. 3.7.3, Screening Requirements. Specify the native seed mix for all undeveloped, unvegetated areas on the site. Revise the landscape plans to show the limits of grading. Identify the natural area. DS 2-07.2.2.B.5 Within the Scenic Route buffer area and the MS&R right-of-way, all areas between the MS&R right-of-way line and the existing street right-of-way that are disturbed by development shall be revegetated with native vegetation. Within the 30' scenic route buffer area, indigenous plant material is to remain. If any disturbance occurs during construction or prior to permit application, the buffer area is to be revegetated with native plants indigenous to the site and the area reconstructed to look as natural as possible. DS 2-06.7.1.B. Revise the plans to provide a diverse indigenous plant palette compatible with the surrounding environment. Submit the grading plan with the SCZ plans. The 30' scenic route buffer area is required to be located on the site, unless approval is granted to use a portion of the public right of way. .
