The boundary of the Regulated Area and the Protected Riparian Area should be clearly depicted on applicable submittal documents. DS 9-06.2.4 5) Revise General Note 5 on sheet 2 to reference the WATERCOURSE AMENITIES, SAFETY AND HABITAT (WASH) regulations. DS 2-01.3.7 6) If the property includes Protected Riparian Area add a note stating that the project is designed to comply with Development Standard 9-06.0., specifying all lots impacted and including a total (area) for the regulated area and the Protected Riparian Area. DS 2-01.3.7.A.6 7) Add the following note to the Development Plan: All new onsite and offsite trails or paths constructed in conjunction with this project will be constructed in accordance with approved plans. Construction plans will be subject to the review and approval of the City’s Parks and Recreation Department, and, if requested, Pima County Natural Resources, Parks and Recreation. TO: Patricia Gehlen CDRC SUBJECT: Sante of Tucson T12SA00195, T14S, R15E, SECTION 06 RECEIVED: Overlay Zone Review (WASH) on Rose Hill Wash - Sante of Tucson The subject submittal has been reviewed. We offer the following comments: 1. The project is impacted by the Rose Hill Wash. The Mitigation Report shall address all the washes that impact the project in accordance with requirements of Development Standard 2-13.0. 2. Revise the dev plan to include the path and landscaping for the Rose Hill Wash Greenway per TCC 26-5.2.1, TCC 29-17.(a).3, DS 2-01.3.9.I 3. The bleed off pipe shown on the plans that draining into the riparian area will need to have scour protection at the outlet. How is this proposed to be done in a W.A.S.H. wash? 4. A 25' wide easement for Rose Hill Wash Greenway is required. The maintenance easement may be located in the Greenway. TCC Sec 26-8 (f) 5. Show the regulated Areas (50' study area) and the Protected Riparian Area on the property and shall comply with this Development Standard. DS 9-06.2.4 6. Show the erosion hazard setback lines on the exhibits to clarify their location relative to the resource areas (Tucson Code 29-17.b.3.). 7. Determine, in the hydrology/hydraulic study, the Atterbury banks and the 50' study area and show this information on the Exhibits. Please be advised that if the wash banks are not defined, the 10-year floodplain limits can be used as the wash banks and the study area can be measured from the 10-year floodplain limits. 8. Detention/Retention basins are not allowed in the floodplain designated limits. 9. Include in the text and show on the appropriate exhibits the required fencing around ERZ and W.A.S.H areas that are not proposed to be disturbed, to prevent accidental encroachment on these areas. 10. Considering the requirements of the W.A.S.H. Ordinance and the ERZ requirements, how do you propose accommodating for wash maintenance access as required by Section 1.5.1 of the Drainage Manual. Prepare a detailed response that explains the revisions that were made and references the exact location in the submittal where the revisions were made.
