This site is in the NR-1 Zone (LUC Section 2.3.4.2.A.1). The "N" designator in for the Neighborhood Preservation Zone and requires review for this overlay zone (LUC Section 2.8.11). The Development Designator is "G" (LUC Section 3.2.3.1.B) and the Perimeter Yard Indicator AA (LUC Section 3.2.6.4). This site is located on Park Avenue in the Major Streets and Routes (MS&R) setback zone (LUC Section 2.8.3). The Future Right-of-Way (F/ROW) for Park Avenue at this location is sixty-four (64) feet. The sidewalk area and future curb location is nine (9) feet from the edge of the F/ROW. The minimum setback from the future curb location is the greater of twenty-one (21) feet (LUC Section 3.2.6.5.B.1). The minimum lot size in the R-1 zone is seven thousand (7,000) square feet (LUC Section 3.2.3.1.B). The parcel in question is twelve (12,000) square feet. Fourteen (14,000) square feet is the minimum parcel size required to split a parcel into two parcels. The site as presented depicts a lot with six thousand (6,000) square feet. No lot split has been submitted, nor has such a lot split been approved. Provide a proper site plan. See the plot plan instructions that are included in the return package.
