Shaded Zone X is shallow 100-year or less than 1 foot on 100-year or in an area protected by a levee. The applicant is authorized to use a portion of the flood hazard area in the City of Tucson, Arizona, on the property described as: A portion of Parcel 110-08-003A, Vista Del Monte Tract Amended Lot4 EXC W53' & W2 Lot 3 BLK A For the purpose of constructing a new Single Family Residence with regulatory compliance for Finish Floor Elevation. The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard Area Regulations, and is bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations require application for, review and approval of an additional Floodplain Use Permit. This floodplain use permit is issued with the following 9 conditions: 1) This project is located in a FEMA Shaded Zone X 100-year floodplain per the Flood Insurance Rate Maps 04019C1694L. 2) Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties. 1) For purposes of this permit the following flood elevations shall be used: Base Flood Elevation (BFE) = 2437.6 feet NAVD 1988 Regulatory Flood Elevation (RFE) = 2438.6 feet NAVD 1988 SFR is to have the lowest finished floor elevation (FFE) elevated at or above the Regulatory Flood Elevation (RFE) and lowest point of any attached appliances is to be at or above the Regulatory Flood Elevation (RFE). 3) Floodplain Approval of elevation certificate, prepared by an Arizona State Registered Land Surveyor, is required prior to the 1010/1015 inspection (P2S) and prior to finished construction or Final Inspection (P2F). The Elevation Certificate must include the identity and elevation of the lowest service equipment/machinery servicing the building as well as the identity and location of all other equipment/machinery servicing the building. 4) TC Sec.26-5.2.5: Provide drainage vents within the bottom 1-foot of the proposed CMU wall to prevent encroachment into the SFHA and to alleviate adverse impacts to surrounding properties and right-of-way. Drainage Vents in the wall must conform to sizing and spacing per the Drainage Statement prepared for this project. 5) Within 5 (five) days of issuance of this permit, and through completion of the project, notification must be posted and maintained in a conspicuous place on the job site stating "CONSTRUCTION PROCEEDING UNDER REQUIREMENTS OF CITY OF TUCSON FLOODPLAIN USE PERMIT # T12OT01408 FOR INFORMATION PLEASE CALL 791-5550." 6) Any additional future disturbance of the floodplain shall have separate floodplain use permit applications submitted to this office for review and approval. 7) All work shall conform to the approved site plan (T12CM06189), which is made part of this permit. 8) This Floodplain Use Permit is issued prior to the approval of the improvement plans/permit. Copies of these documents will need to be kept in a readily accessible location on site at all times. 9) This permit is specific to the improvements for 4360 E Glenn St #1- Shipp House as indicated on the approved plans. It shall not apply to any other structure or property, whether attached or unattached, not specified under this permit. This Floodplain Use Permit will be automatically revoked and becomes invalid for non-compliance to conditions set forth in this permit. Also, this permit will expire one year from its date of issue. Renewal of this permit will require a new application, review and approval of that application by the City of Tucson, Development Services Department, Engineering Division.
