The subject property is located within a mapped FEMA Shaded Zone X-100 year floodplain per the Flood Insurance Rate Maps 04019C1694L the following information is required prior to site plan approval: SITE PLAN: 1) DS Sec.2-01.3.7: Provide the following note on the development plan document; "Call for a Pre-construction meeting prior to start of earthwork. To schedule a PDSD Pre-construction meeting, SWPPP inspection or general Engineering Inspections, call IVR (740-6970), or schedule with a Customer Service Representative at the Planning Development Services Department, or contact PDSD Engineering at 791-5550 extension 2101, or schedule inspections online at: http://www.ci.tucson.az.us/dsd/Online_Services/Online_Permits/online_permits.html" 2) DS Sec.2-01.3.7: Provide a general note stating that all proposed fencing and walls will require a separate permit for review and approval by all necessary Planning Development Services Departments. Any proposed walls or fencing will be reviewed for compliance with Chapter 26 Floodplain and Erosion Hazard Ordinance, a separate Floodplain Use Permit will be required for any new wall or fence permit for the subject property. 3) DS Sec.2-01.3.7.B.2.a: Revise the site plan to provide a note that states; "This project is affected by the City of Tucson Floodplain Regulations, subject property is located within a mapped FEMA Shaded Zone X-100year floodplain per the Flood Insurance Rate Maps 04019C1694L." 4) DS Sec.2-01.3.7.B.2.b: Revise the site plan to provide a note that states; "Elevation Certificates are required for both new single family residences and must be returned to the City of Tucson Planning & Development Services Department, Engineering Section for conformance review prior to the pouring of the 1st slab and prior to the final inspection." Both a Prior to Slab and a Prior to Final hold will be placed on these permits for the single family residences until the required Elevation Certificates are returned and show conformance with the set conditions. 5) DS Sec.2-01.3.8.C: Revise the site plan to also label Glenn St as a "Public Road." 6) DS Sec.2-01.3.9.H.5: Revise the site plan to clearly show the western driveway entrance is closed off from traffic along Glenn Street. If the entrance is to be abandoned it must be closed off with a continuous curb that matches the existing curbing. Provide a detail or show in plan view the construction of the required curbing at the abandoned driveway entrance. A right-of-way use permit application from TDOT Permits and Codes will be required prior to closing off the unused curb cut. 7) DS Sec.2-01.3.9.M: Provide on the revised site plan the estimated cut and fill quantities. Show the method of elevation for both single family residences. If fill is used as a method of elevation the limits of fill must be shown on the site plan. 8) TC Sec.26-5: The new single family residence falls within a mapped regulatory 100-year floodplain per the City of Tucson Flood Hazard Maps. The new single family residence must be built in conformance with TC Chapter 26.5.2. All items within the referenced section must be addressed and the proposed site plan must clearly show the elevation of the buildings finished floor 2-foot above the highest adjacent grade adjacent to each structure. 9) TC Chapter 26.5.2: Revise the site plan to show the correct water surface elevations, finish floor elevation and the method of elevation for both proposed single family residences. If the minimum 2-foot elevation from highest adjacent grade is not proposed then provide a Drainage Statement from an AZ Civil Engineer showing 100-year floodplain limits with calculated water surface elevations and method of elevations to show conformance with Chapter 26 Floodplain and Erosion Hazard Ordinance. 10) TC Sec.26-5.2.9: Since the subject property is located within a mapped regulatory floodplain, it will be required that 2 elevation certificates for each proposed single family residence be filled out by an Arizona Registered Land Surveyor showing that the lowest finished floor of each proposed single family residence and the service facilities are elevated to or above the RFE, and returned to our office. The first elevation certificate must be returned to this office prior to the pouring of the slab. The second elevation certificate must be returned to our office prior to the certificate of occupancy. 11) TC Sec.26-5.3: Revise the site plan and all associated cross sections, structural foundation sheets and elevation sheets to clearly label and dimension the method of elevation and all construction aspects for each proposed single family residence. 12) TC Sec.26.8.d.2: Provide a cross section on the proposed site plan showing the method of elevation for both proposed single family residences. If fill is used for elevating the finish floor of the residence the building line must be located not less than 25-feet landward from any edge of fill, unless a study prepared by a state-registered professional civil engineer and approved by the City engineer shows that a lesser distance is acceptable.
