SUMMARY: Engineering Division of Planning & Development Services Department has received and reviewed the site plan application (T12CM02749) and Floodplain Use Permit (T12OT00991) for the above referenced property and does not recommend approval of the site plan at this time.

The subject property is located within a mapped FEMA Special Flood Hazard Area Zone AO1 per the Flood Insurance Rate Maps 04019C2276L the following information is required prior to site plan review:


SITE PLAN:

1) TC Sec.26-5.3: Revise the site plan and all associated cross sections to clearly label and dimension the method of elevation and all construction aspects for the proposed single family residence. Clearly dimensions stem wall design along with the required openings in the proposed crawl space. Coordinate with the Residential Review comments for design of flood vents versus air vents. The flood vents shall provide a total net area of not less than one square inch for every square foot of area enclosed, excluding any bars, louvers, or other covers of the opening. Verify that the stem wall detail shows construction aspects of the openings within the mono pour.

2) TC Sec.26-5.3: The bottom of the openings must be no higher than one foot above the higher of the exterior or interior grade. Revise the label on the site plan to state; "10"x24" opening in crawl space, bottom of opening to be no more than 1' A.F.G." for clarity purposes.


GENERAL COMMENTS:
