RESUBMITTAL REQUIRED: Site plan and Floodplain Use Permit

The Site Plan (SP) and Floodplain Use Permit (FUP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. Provide documentation from the S.P.R.R. allowing the proposed stairs to be built in the S.P.R.R. right-of-way prior to the re-submittal.
3. See redlines for additional comments. If you have any questions or comments do not hesitate to either email or call me for clarifications.

Floodplain Use Permit:
1. Please include a response letter to the comments along with the corrected copies of the FUP.
2. Per Chap. 26 of the Tucson City Code, the project was reviewed as "Substantial Improvement".
3. Per Chap. 26, The proposed improvements cannot exceed 50% of the cost of the structure not including the land:
Provide the following in the re-submittal:
" The cost estimate for the all the proposed work to the structure, not limited to the stairs, including materials and labor. See attached sample cost estimate.
" The assessed value of the structure. If a professional appraisal is not available, then the 2012 tax assessor's value will suffice. If the assessors value does not distinguish between the improvements and the land value, then 65% of the amount will be used as the value of the structure.
