Zoning has reviewed the Application for the Medical Marijuana Dispensary for 2075 E Benson Highway and offers the following comments that must be addressed prior to final approval of the application. 02. Please find attached to the redline copy of the site plan two copes of the right of way information that needs to be labeled on the site plan and a copy of the MM Dispensary notes that need to be added. The R/W info and notes must be added tot eh Sheet one (1) 03. Label the sheet numbers i.e., 1 of 2, 2 of 2. 04. Add a location map in the upper right corner of sheet one. The location map should be no larger than a 3' x 3" square cover a one (1) square mile area. The location of the property should be drawn and noted on the location map. Major street names, Rail Road, Washes should be labeled. The section, township, and range and scale of the map should be labeled below the map. 05. Address the following comments: a. Add the curb to property line R/W dimension. b. Add the dimension from the property line to the end of the HC Parking space and Access aisle. c. Add the dimension for the PAAL between the ends of the parking spaces on the north side of the property and the HC parking space. d. All pedestrian sidewalks must be constructed of concrete. The indicated crosswalk from the street sidewalk to the site must be concrete. e. Remove the striped area behind the HC parking space. f. An accessible concrete ramp will be required from the HC access aisle to the sidewalk adjacent to the building. (See the ADA reviewers comments related to the accessibility.) g. The entire parcel (lot) lines must be drawn and labeled on the site plan sheet. 06. Under the Zoning Data text block, correct the typo noted for the Lot Size. 07. List on the cover sheet the Medical Marijuana Dispensary notes (See attachment) verbatim. 08. List the number of parking spaces required and number provided. 09. Provide documentation of the previous use of the site. If the previous use was not retail and bicycle parking has not been provided, demonstrate on the plan that a minimum of two each short and long term bicycle parking spaces have been provided or will be provided. Draw and label the location for both types of class of bicycle parking facilities. (Short term Bicycle facilities must be within 50 feet of the main entrance tot eh building. Dimensioned detail drawing may be required in order to demonstrate compliance. List the number of short and long term bicycle parking facilities under the Zoning data text block. 10. Under the Zoning data text block list the actual percentage and square footage of the floor area reserved for the customer waiting area. List the minimum and actual percentage provided, (minimum percentage required is 25%). 11. Under the Zoning data text block list the allowed and proposed secure storage area. 12. On the floor plan, address the following comments: a. Revise the reception area text to "Customer Waiting Area" b. Dimension the length of the storage room and label as "Product Storage" c. Add the dimension for the notch in the building in along the lower left corner. 13. Provide copies of the documents for the Application ID# and the Registration Certificate that were awarded to the applicant by the State of Arizona. 14. These are minor and can be reviewed over the counter if all the changes are made prior tot eh next submittal of the plans for review. If you wish to have zoning review the revised plans over the counter please call for an appointment ahead of time. All reviewer comments must be addressed prior to any re-submittal of the plans.
